Fourth Expansion Premises. (a) In consideration of the rents, terms, provisions and covenants of this Amendment and the Lease, Landlord hereby leases unto Tenant and Tenant hereby rents and accepts from Landlord the “
Fourth Expansion Premises. Commencing on the Fourth Expansion Premises Rent Commencement Date, Base Rent for the Fourth Expansion Premises shall be equal to $3.20 per rentable square foot of the Fourth Expansion Premises per month. Base Rent payable with respect to the Fourth Expansion Premises shall be increased, commencing on the later of (i) the first anniversary of the Fourth Expansion Premises Rent Commencement Date, or (ii) May 1, 2017, and on each subsequent anniversary of such date during the Base Term each, a “Fourth Expansion Premises Adjustment Date”) by multiplying the Base Rent payable with respect to the Fourth Expansion Premises immediately before such Fourth Expansion Premises Adjustment Date by 3% and adding the resulting amount to the Base Rent payable with respect to the Fourth Expansion Premises immediately before such Fourth Expansion Premises Adjustment Date.

Fourth Expansion Premises. Landlord and Tenant hereby agree to expand the Original Premises to include the expansion premises (which expansion premises is herein referred to as the “Fourth Expansion Premises”) designated on Exhibit A (which is attached hereto and made a part hereof). The Fourth Expansion Premises is located on the first floor of the 5200 Building, currently is known as Unit G, and contains approximately twelve thousand (12,000) rentable square feet.
Fourth Expansion Premises. Commencing on the Fourth Expansion Premises Commencement Date, Tenant shall pay Base Rent with respect to the Fourth Expansion Premises at the same per square foot rate of Base Rent that Tenant is then currently paying with respect to the Existing Premises as adjusted pursuant to Section 5(a) of the Second Amendment.
Fourth Expansion Premises. Tenant shall have the option (the "FOURTH EXPANSION PREMISES OPTION") to lease approximately 20,176 square feet as depicted on Exhibit A hereto (the "FOURTH EXPANSION PREMISES") for a period commencing as set forth below and terminating on the Expiration Date.

Fourth Expansion Premises. The Term of the Lease with respect to the Fourth Expansion Premises, as hereinafter defined, shall commence, retroactively, on May 1, 1999 (the "Fourth Expansion Premises Commencement Date") and shall be coterminous with the Term of the Lease with respect to the Original Premises and, accordingly, shall expire on the expiration date with respect to the Original Premises.

Fourth Expansion Premises. Landlord hereby leases to Tenant and Tenant hereby leases from Landlord, the Fourth Expansion Premises. The Fourth Expansion Premises has been measured in accordance with the Building Owners and Managers Association Standard Method of Measurement (ANSI/BOMA Z65.1 1996). Notwithstanding anything in the Lease or in this Amendment to the contrary, Tenant is leasing the Fourth Expansion Premises in its as-is condition, broom clean, with all furniture, moveable fixtures, equipment and personal property removed and all base Building systems serving the Fourth Expansion Premises in good operating order and repair. Tenant shall cause the Fourth Expansion Premises to be built out in accordance with the Work Agreement that is attached to and made a part hereof as Exhibit B.
