The Tenant shall notify the Landlord promptly and in reasonable detail in the event that the Tenant becomes aware of or suspects (i) the presence of any Hazardous Substance on the Leased Premises (other than any Permitted Hazardous Substance), or (ii) the presence of a violation of the Relevant Environmental Laws on the Leased Premises.
The Tenant shall, at all times, use, handle and dispose of any Permitted Hazardous Substance in a commercially reasonable manner and in compliance with the Relevant Environmental Laws and applicable industry standards.
