Fixed Cost for General Conditions Work. Fixed Cost for General Conditions Work or GC Work shall mean that fixed sum identified in Article 8.8.
Fixed Cost for General Conditions Work. Fixed Cost for General Conditions Work or GC Work means a fixed sum identified in Article 8.8. Owner may decide not to fix General Conditions Work costs, but instead may wish to treat them as reimbursable items like all other costs of the Work. If so, this section, and all related sections will be deleted or amended as instructed in Section 8.8. Final evaluation of General Conditions Work will be done as part of the GMP Amendment, defined in Section 1.20.
Fixed Cost for General Conditions Work. CM/GC shall be paid a fixed sum of $ as payment for the GC Work, including all labor, materials, and direct and indirect costs thereof. To the extent any GC Work is otherwise described above in this Article 8, CM/GC’s compensation for the same is included in the Fixed Cost for GC Work and shall not otherwise be charged as Cost of the Work. The Fixed Cost for GC Work, less 5% retainage thereon, shall be paid in equal installments monthly over the number of months of the scheduled Construction Phase, commencing with the first progress billing after commencement of the scheduled Construction Phase. However, no adjustment in the amount payable for General Conditions Work will be made if the actual construction period is shorter or longer than the number of months scheduled for the Construction Phase, unless the construction period is extended because of an Owner- requested delay.

The Fixed Cost for General Conditions Work included as part of a GMP shall not exceed $7,551,749, and shall be reduced accordingly if the Owner builds less than all possible components of the Project. Exhibit B identifies the costs that will be paid to the Contractor as a Fixed Cost for General Conditions Work. General Conditions Work includes the on-site management and supervision of the Work. To the extent any GC Work is listed in Exhibit B and also otherwise described in this Article 7, Contractor’s compensation is included in the Fixed Cost for General Conditions Work and shall not otherwise be charged as Cost of the Work. Contractor will be paid a fixed dollar lump sum for General Conditions Work to be identified in the GMP Amendment, including all labor, materials, and related direct and indirect costs. To the extent any General Conditions Work is otherwise described above in this Article 8, Contractor’s compensation for the same is included in the Fixed Cost for GC Work and will not otherwise be included in the Cost of the Work. The Fixed Cost for GC Work, less 5% retainage thereon, will be paid in equal installments monthly over the number of months of the scheduled Construction Phase, commencing with the first progress billing after commencement of the Construction Phase. However, no adjustment in the amount payable for General Conditions Work will be made if the actual construction period is shorter or longer than the number of months scheduled for the Construction Phase, unless the construction period is extended because of a City-requested delay. Notwithstanding the provisions of this Article 8.7, City will reimburse Contractor for General Conditions Work items. Reimbursable General Conditions Work items are shown on the General Conditions and Cost of the Work Matrix attached as Exhibit E.
