Xxxxxx's Insurance. Tenant(s) is required to carry renter’s insurance with a minimum of $100,000 in personal liability during the entire duration of their lease term. The Tenant(s) may use they company of their choice. We recommend Assurant Insurance. Please contact Landlord for more information.
Xxxxxx's Insurance. Tenant(s) is urged to carry renter’s insurance on personal property as Landlord cannot and does not insure personal property against loss.
Xxxxxx's Insurance. All personal property placed or moved in the Premises and tenant improvements to the Premises shall be at the risk of Lessee or the owner thereof, and Lessor shall not be liable to Lessee for damages to same unless caused by or due to negligence of Lessor, Lessor's agents or employees. Xxxxxx agrees to obtain liability insurance containing a single limit of not less than [***] for both property (including but not limited to fire hazard) and bodily injury, at its own cost, with no self-insurance retention or deductible. Lessee consents to provide Lessor with a Certificate of Insurance, as above described, naming Xxxxxx as additional insured and favoring the Lessor with a thirty (30) day notice of cancellation via endorsement.
Xxxxxx's Insurance. Tenant agrees, at its sole cost, to insure its personal property and Alterations against damage for their full replacement value (without depreciation). Said insurance shall provide All Risk and fire coverage equal to the replacement cost of said ***** Confidential portions of the material have been omitted and filed separately with the Securities and Exchange Commission.
Xxxxxx's Insurance. Bodily Injury and Property Damage Liability: $2,000,000 combined single limit each occurrence.
Xxxxxx's Insurance. Tenant agrees, at its sole cost, to insure its personal property and Alterations against damage for their full replacement value (without depreciation). Said insurance shall provide All Risk and fire coverage equal to the replacement cost of said property. The property casualty insurance ***** Confidential portions of the material have been omitted and filed separately with the Securities and Exchange Commission. Confidential Treatement Requested provided by Xxxxxx as required by this paragraph shall be carried in favor of Landlord and Xxxxxx as their respective interests may appear and shall provide that any loss to Tenant's Alterations shall be adjusted with and be payable to both Landlord and Tenant. Tenant shall deliver a copy of the policy and renewal certificate to Landlord. Xxxxxx agrees, at its sole cost, and to obtain worker's compensation and Commercial General Liability insurance for occurrences within the Premises with a combined single limit of not less than Five Million Dollars ($5,000,000.00). Tenant's liability insurance shall be primary insurance containing a cross-liability endorsement, and shall provide coverage on an "occurrence" rather than on a "claims made" basis. All such insurance shall provide for severability of interests; shall provide that an act or omission of one of the named (additional) insureds shall not reduce or avoid coverage to the other named (additional insureds). Tenant shall name Landlord and Xxxxxxxx's lender as an additional insured and shall deliver a copy of the policies and renewal certificates to Landlord. All insurance policies required under this section shall provide for thirty (30) days' prior written notice to Landlord of any cancellation, termination, or reduction in coverage. Notwithstanding the above, Xxxxxxxx retains the right to have Tenant provide other forms of insurance which may be reasonably required to cover future risks.
Xxxxxx's Insurance. Tenant, at its sole cost, agrees to insure Xxxxxx's Property in an amount Tenant deems appropriate for its protection and to obtain worker's compensation as required by Law. Tenant at its sole cost, shall also maintain commercial general Liability insurance for occurrences within the Premises of $5,000,000 combined single limited for bodily injury and property damage. Tenant shall name Landlord as an additional insured under such commercial genera1 liability policy, and shall deliver a copy of such policy to Landlord prior to the Commencement Date and upon any renewal of such policy. Xxxxxx's commercial general Liability policy sha11 provide for thirty (30) days' prior written notice to Landlord of any cancellation or termination or reduction in coverage.
