Trade Fixtures, Personal Property and Improvements. Subject to Tenant's rights under Article 7.04, after the expiration or other termination of the Term, all of Tenant's trade fixtures, personal property and improvements remaining in the Premises shall be deemed conclusively to have been abandoned by Tenant and may be appropriated, sold, destroyed or otherwise disposed of by Landlord without notice or obligation to compensate Tenant or to account therefor, and Tenant shall pay to Landlord on written demand all costs incurred by Landlord in connection therewith.
Trade Fixtures, Personal Property and Improvements. After the expiration or other termination of the Term, all of Tenant’s trade fixtures, personal property and improvements remaining in the Premises shall be deemed conclusively to have been abandoned by Tenant and may be appropriated, sold, destroyed or otherwise disposed of by Landlord without notice or obligation to compensate Tenant or to account therefore, and Tenant shall pay to Landlord on written demand all reasonable, out-of-pocket costs incurred by Landlord in connection therewith.

Tenant's obligations under this Section shall survive the expiration or earlier termination of this Lease.
Trade Fixtures, Personal Property and Improvements. At the end of the Term or other sooner termination of this Lease, all of Tenant's Property and any Improvements (which Landlord has advised Tenant must be removed pursuant to Section 8.4(a) and Section 17.1 hereof) shall be deemed conclusively to have been abandoned by Tenant and may be withheld or disposed of by Landlord without notice or obligation to compensate Tenant or to account for such property and Improvements. Tenant shall promptly reimburse Landlord for all reasonable costs and expenses of removal, disposal or sale of such Tenant's Property and such Improvements (including, without limitation, any installed in violation of the terms of this Lease), which obligation shall survive the end of the Term.

Trade Fixtures, Personal Property and Improvements. Subject to Tenant’s rights under Article 7.05, after the expiration or other termination of the Term all of Tenant’s trade fixtures and personal property remaining in the Premises shall be deemed conclusively to have been abandoned by Tenant. All of Tenant’s trade fixtures, personal property and improvements remaining in the Premises may be appropriated, sold, destroyed or otherwise disposed of by Landlord without notice or obligation to compensate Tenant or to account therefore, and Tenant shall pay to Landlord on written demand all costs incurred by Landlord in connection therewith. The obligations of Tenant under this Article 12.02 shall survive the expiration or other termination of the Term.
