HOMEOWNER. MAINTENANCE RESPONSIBILITIES FOR HOMES CONSTRUCTED ON ACTIVE SOIL Soils having high clay can expand and contract when variations occur in the moisture content of the soil. Where seasonal moisture changes in the sub-surface soils are common. It is the responsibility of Purchaser to provide proper ongoing maintenance. Although foundations are designed for soil conditions in Oklahoma, conditions may be encountered that were not considered within the normal ranges for clay soil in this area of Oklahoma. Additionally, improper maintenance can adversely affect the performance and structural integrity of any foundation constructed on active soils and void Warranty coverage. These post-construction practices are beyond the control of the design engineer and Builder. To minimize the probability of movement and displacement in the foundation caused by moisture content variations, the following post• construction maintenance and requirements must be executed. Failure to do so by Purchaser will void Warranty coverage.
