Conference and Events Loading Dock. The parties acknowledge that the Conference and Events Loading Dock is exclusively used by the Students’ Union. Notwithstanding the foregoing, the Manager shall have the responsibility for the provision of Caretaking Services to the Conference and Events Loading Dock and the costs thereof shall be an Allocated Cost for the purposes of Section 17.3(a). The Students’ Union, however, shall have the responsibility for provision of Repairs and Maintenance to the Conference and Events Loading Dock in accordance with the provisions of Article 24 and Article 25 and no costs of Repairs and Maintenance to the Conference and Events Loading Dock shall be included as an Allocated Cost pursuant to Section 17.3(b). The Manager may be engaged by the Students’ Union in the day-to-day management and operations of the Conference and Events Loading Dock. The Manager shall have the further responsibility of ensuring, as far as is practicable, that the operations of the Main Loading Dock and the Conference and Events Loading Dock are coordinated in order to mitigate against any negative business consequences resulting from a lack of such coordination. The second sentence of this Section 11.1 shall not apply where the University is the Manager pursuant to a Manager Replacement Event, in which case the Students’ Union shall be responsible for the provision of Caretaking Services to the Conference and Events Loading Dock at its sole expense.
