Base Term Rent. The Rent During Base Term, as defined in Section 2.01(c) of the Lease, subject to escalation of the rent described in Section 2.01(d) shall apply to the Additional Space. Lessee’s obligation to pay Base Term Rent for the Additional Space shall commence on the earlier to occur of (i) the date Lessor begins transacting business in the Additional Space after having substantially completed its build out of the Additional Space, or (ii) September 1, 2012, and shall continue until the end of the Base Term of the Lease.

Base Term Rent. In consideration thereof, the LESSEE, joint and severally, agrees that it will pay an annual rent of forty cents ($0.40) per square foot per annum for a total square footage of TEN THOUSAND (10,000) square feet for a total amount of FOUR THOUSAND DOLLARS ($4,000.00) per year for the Base Term commencing on the date identified in Section l above, in equal monthly installments, payable on or before the first (1st) day of each month of this Agreement. All amounts not paid by the Lessee when due shall bear interest at 1.5% per month.
Base Term Rent. This Lease Agreement is made for and in consideration of a rental amount of Six Hundred Thousand Dollars ($600,000.00) which is due upon the execution of this Lease Agreement, and payable by delivery to BI of a promissory note (the Rent Note) with Lessee as maker, due and payable, in full, twenty-four (24) months from May 22, 1986 bearing interest at the rate of one percent (1%) over the Prime Rate, with interest, due from May 22, 1986 until paid and said interest being payable monthly commencing thirty (30) days from May 22, 1986. In the event that Lessee elects to terminate this Lease Agreement for any reason on or before November 22, 1986, and Lessee pays to Lessor a certified check made to the order of BI in the sum of Sixty Thousand Dollars ($60,000.00), the above-described Rent Note shall be returned to Lessee marked "paid" or "cancelled".

  • Minimum Monthly Rent Tenant shall pay minimum monthly rent (“Minimum Monthly Rent”) in the initial amount stated in Section 1.5, which amount shall be subject to increase as provided in Sections 1.5 and 4.3. Tenant shall pay the Minimum Monthly Rent on or before the first day of each calendar month, in advance, at the office of Landlord or at such other place designated by Landlord, without deduction, offset or prior demand.   • Minimum Rental Beginning with the Commencement Date and continuing through the Expiration Date or earlier termination of this Lease, Tenant shall pay Minimum Rental in accordance with the schedule set forth in Section 1(g) in equal monthly installments each in advance on or before the first day of each month. If the Commencement Date is a date other than the first day of a calendar month, the Minimum Rental shall be prorated daily from such date to the first day of the next calendar month and paid on or before the Commencement Date.
