Hazardous Substances or Wastes. Any toxic substance, hazardous substance, contaminant, waste, pollutant or other similar product or substance that may pose a threat to the environment or human health safety, as defined in Environmental Laws.
Hazardous Substances or Wastes includes but is not limited to any and all substances (whether solid, liquid or gas) defined, listed, or otherwise classified as pollutants, hazardous wastes, hazardous substances, hazardous materials, extremely hazardous wastes, or words of similar meaning or regulatory effect under any present or future Environmental Laws or that may have a negative impact on human health or the environment including, but not limited to, petroleum and petroleum products, asbestos and asbestos-containing materials, polychlorinated biphenyls, lead, radon, radioactive materials, flammables, explosives and mold.
Hazardous Substances or Wastes means any substance identified as a hazardous substance or waste in the Comprehensive Environmental Response Compensation and Liability Act of 1980 (commonly known as "CERCLA"), as amended, the Superfund Amendment and Reauthorization Act (commonly known as "SARA"), the Resource Conservation and Recovery Act (commonly known ax "XCRA") or any applicable similar federal or state legislation regulating hazardous or dangerous materials and substances.

Hazardous Substances or Wastes means any substance that (i) is or contains asbestos, urea formaldehyde foam insulation, polychlorinated biphenyls, petroleum or petroleum-derived substances or wastes, radon gas or related materials, (ii) requires investigation, removal or remediation under any Environmental Law, or is defined, listed or identified as a "hazardous waste" or "hazardous substance" thereunder, or (iii) is toxic, explosive, corrosive, flammable, infectious, radioactive, carcinogenic, mutagenic, or otherwise hazardous and is regulated by any Governmental Authority or Environmental Law.
Hazardous Substances or Wastes as used herein means any material, waste or other substance, whether solid, liquid or gaseous, which is defined as a hazardous substance, hazardous waste, toxic substance or toxic waste in any Environmental Laws.
