USE OF PREMISES; OPERATION a. Tenant will use the premises for the purpose of operating a clothing store and agrees to continuously and uninterruptedly occupy and use the entire leased premises for said purpose and to maintain adequate personnel for the efficient service of clients or customers. Tenant shall not use nor permit the use of the whole or any part of the premises for any other purpose without the Landlord's prior written consent.
USE OF PREMISES; OPERATION a. Tenant will use the premises for the purpose of office space and supporting retail with incidental uses to include speaker series, film screenings, volunteer recruitment and appreciation parties,trainings, art exhibits and art auctions, team building activities such as exercise and mediation so long as Tenant at all times complies with occupancy limits as determined by the Berkeley Fire Department prior to each and any proposed use and confines all activities to the premises (as opposed to the mall’s common areas) and agrees to continuously and uninterruptedly occupy and use the entire leased premises for said purpose and to maintain adequate personnel for the efficient service of clients or customers. Tenant shall not use nor permit the use of the whole or any part of the premises for any other purpose without the Landlord's prior written consent.
USE OF PREMISES; OPERATION a. Tenant will use the Premises for the purpose of operating a community clothing program and thrift store and agrees to continuously and uninterruptedly occupy and use the entire leased Premises for said purpose and to maintain adequate personnel for the efficient service of clients or customers. Tenant shall not use nor permit the use of the whole or any part of the Premises for any other purpose without the Landlord's prior written consent.
USE OF PREMISES; OPERATION a. Tenant will use the premises for the purpose of operating a retail flower stand selling flowers, floral supplies and for storage related to the flower stand and agrees to continuously and uninterruptedly occupy and use the entire leased premises for said purpose and to maintain adequate personnel for the efficient service of clients or customers. Tenant shall not use nor permit the use of the whole or any part of the premises for any other purpose without the Landlord's prior written consent. Tenant will be exclusive provider at Telegraph Channing of those services listed.
USE OF PREMISES; OPERATION a. Tenant will use the Premises for the purpose of operating offices and program spaces needed to administer subsidized rental housing in the City of Berkeley. Tenant shall also use the Premises in conducting business for its non-profit affiliate. Tenant shall not use nor permit the use of the whole or any part of the Premises for any other purpose without the Landlord's prior written consent.
USE OF PREMISES; OPERATION a. Tenant will use the Premises for the purpose of providing metalsmith training, jewelry making and metalsmith workshops, and selling related tools, supplies, branded gear, and other related items and agrees to continuously and uninterruptedly occupy and use the entire leased Premises for said purpose and to maintain adequate personnel for the efficient service of clients or customers. Tenant shall not use nor permit the use of the whole or any part of the Premises for any other purpose without the Landlord's prior written consent.
USE OF PREMISES; OPERATION a. Tenant will use the premises for the purpose of operating a yogurt and dessert shop and agrees to continuously and uninterruptedly occupy and use the entire leased premises for said purpose and to maintain adequate personnel for the efficient service of clients or customers. Tenant shall not use nor permit the use of the whole or any part of the premises for any other purpose without the Landlord's prior written consent.
USE OF PREMISES; OPERATION a. Xxxxxx agrees and understands the premises is lease in its “AS IS” condition and that use of the premises is nonexclusive.
USE OF PREMISES; OPERATION a. Tenant will use the premises for the purpose of providing shelter, transitional housing, and supportive services to homeless men, women, and children and agrees to continuously and uninterruptedly occupy and use the entire leased premises for said purpose and to maintain adequate personnel for the efficient service of clients or customers. Tenant shall not use nor permit the use of the whole or any part of the premises for any other purpose without the Landlord's prior written consent, provided that use of some portions of the premises may be restricted during rehabilitation. However, to the extent practical and consistent with safety, Tenant will continue to use those portions of the premises not under active rehabilitation for the purposes set forth herein. A plan of action will be submitted to Landlord which describes the scope of the rehabilitation, its duration and how the work will affect the use of the space by residents and staff and the delivery of services by the Tenant.
USE OF PREMISES; OPERATION a. Tenant will use the premises for the purpose of operating a Caribbean clothing and music store, party reservation service, and soundproofed recording facility and agrees to continuously and uninterruptedly occupy and use the entire leased premises for said purpose and to maintain adequate personnel for the efficient service of clients or customers. Tenant shall not use nor permit the use of the whole or any part of the premises for any other purpose without the Landlord's prior written consent.
