Sanitary Problems. All dogs and cats must be housebroken. The Pet may not be fed or given water, or allowed to urinate or defecate on any unprotected carpet inside the dwelling unit. The resident will immediately remove and will be responsible and liable for cleaning up any mess that the pet should make anywhere in or about the apartment or apartment community grounds.

Sanitary Problems. All cats must be housebroken. The Pet may not be fed or given water, or allowed to urinate or defecate, on any unprotected carpet inside the dwelling unit. Resident shall immediately remove and properly dispose of all Pet waste on the grounds. No food or water for the pet, or any other animal, may not be left outside the dwelling.

Tenants shall not permit their Animal to defecate or urinate anywhere on the premises including the lawn, patio areas, walkways, stairs, stairwells, parking lots, grassy areas, or other places. Tenants must take their Animal off the property for that purpose.

If Dog defecation occurs anywhere on the Premises (including fenced yards for Tenants’ exclusive use), Tenants shall be responsible for the immediate removal of waste and repair of any damage. In additional Tenant shall require the caretaker of any Dog to have a sanitary waste remover, commonly known as a “Pooper Zip Recruiting/604 Arizona-ZipRecruiter Lease Scooper” or “Dog Scooper” or other waste removal supplies on hand at all times while walking the Dog outside the Premises, and Tenant agrees to remove and properly dispose of any Dog waste.

There will be a $50 charge assessed for each occurrence of Management clean up of pet waste, billed directly to the Member.

Residents shall immediately remove and properly dispose of all pet waste in the unit or on the grounds of the Premises. If, during the course of the lease, tenant neglects to remove animal waste from the exterior yard on a daily basis, the tenant will be issued a written warning by email or mail. After that, if daily waste removal continues to be a problem, the tenant will be charged a minimum of $150 and fee will increase by $75 per occurrence for clean-up by landlord or their agents per occurrence when clean-up is required.

Resident shall NOT allow Animals to deposit waste on neighboring properties or near other Residents’ units.
