Owner’s failure to demand damage reimbursements, late payment charges, returned check charges or other sums due by Resident, shall not be deemed a waiver and Owner may demand same at any time, including after move-out.

REIMBURSEMENT BY RESIDENT. You agree to reimburse us for all of our costs for any repairs or damages caused by you or your guests. This may include damage from plumbing problems, damage from windows or doors being left open, or from any other cause. Additionally, you agree to pay all of our costs if you abandon the Property or violate the Lease in any way, including costs to clean, repair, refurbish, and re-rent the Property. These reimbursements are due when we ask you for them. We do not give up our collection rights because we don’t require payment at the time of a violation. We may demand payment at any time before or after you vacate the Property and deduct all costs from your Security Deposit.

REIMBURSEMENT BY RESIDENT. You agree to reimburse us promptly in the amount of any loss, property damage or cost of repairs or service (including plumbing trouble) caused by negligence or improper use of the Premises by you, your family, guests, invitees, agents or pets. You are responsible for any damage resulting from windows or doors left open. As noted in Paragraph 8, you are liable for damages to the Premises that result if you do not keep your apartment thermostat at a minimum of 55 degrees Fahrenheit during the heating season. Likewise, if your apartment is equipped with a sprinkler system, you will be responsible if you damage, or by failing to exercise reasonable care, set off the system. Such reimbursement will be due immediately upon demand by us.

Such reimbursement, late payment charges, returned check charges, or other sums due from Resident, shall not be deemed a waiver thereof; and Owner may demand same at any time including the time of move-out. Owner may require payment at any time, including advance payment for repairs for which Resident is liable. Any delay in Owner’s demand for payment is not a waiver. It is understood and agreed that management may at any time and from time to time deduct damage reimbursements, utility charges, late payment charges and/or returned check charges, or any portions thereof, from resident’s security deposit, without waiver of any other rights or remedies of owner.

Acceptance of money from Resident shall not act as a waiver by Manager of Manager’s rights to pursue any and all remedies available to Manager under the circumstances. Resident shall also be responsible for any damage resulting from windows or doors left open. Such reimbursement shall be due immediately upon demand by Manager. Manager’s failure or delay in demanding damage reimbursements, late payment charges, returned check charges, or other sums due from Resident, shall not be deemed a waiver thereof, and Manager may demand same at any time, including move-out. IT IS UNDERSTOOD AND AGREED THAT MANAGER MAY, UPON TERMINATION OF THE LEASE, DEDUCT UNPAID RENT, DAMAGE REIMBURSEMENTS, UTILITY CHARGES, LATE-PAYMENT CHARGES AND/OR RETURNED CHECK CHARGES, OR ANY PORTIONS THEREOF, FROM RESIDENT’S SECURITY DEPOSIT, WITHOUT WAIVER OF ANY OTHER RIGHTS OR REMEDIES OF MANAGER, ALL IN ACCORDANCE WITH THE TERMS OF THIS LEASE.

REIMBURSEMENT BY RESIDENT. Management will make necessary repairs to unit with reasonable promptness after receipt of written notice from Resident. If any damage, beyond normal wear and tear, is caused by Resident or his guests, Resident agrees to pay Management the cost of repair with the next rent payment.

If Landlord prevails in any suit for eviction, or for unpaid rents, or any other debt or charges, Resident agrees to pay all court costs and attorney's fees incurred by Landlord. These reimbursements are due when Landlord or its representative makes demand upon Resident. Landlord's failure or delay in demanding any of these reimbursements, late payment charges, returned check charges, or other sums due by Resident shall not be deemed a waiver, and Landlord may demand them at any time, whether before or after Resident vacates the Apartment.
REIMBURSEMENT BY RESIDENT. Resident agrees to reimburse Manager within seven days of notification the amount of the loss, property damage, or cost of repairs or service (including but not limited to plumbing trouble) caused by negligence or improper use by Resident, Resident’s agents, invitees, family or guests plus a $25.00 administration fee. Resident shall also be responsible for any damage resulting from windows or doors left open. It is understood and agreed that Resident is responsible for any overuse of utilities and will be billed accordingly. This includes, but is not limited to, unreported leaking faucets, running toilets, storm windows/windows open with heat on, etc. Such reimbursement shall be due immediately upon demand by Manager. Manager’s failure or delay in demanding damage reimbursements, late payment charges, returned check charges, or other sums due from Resident, shall not be deemed a waiver thereof; and Manager may demand same at any time, including move out.
