Payment of Utilities Charges. Tenant shall pay when due all charges for services and utilities incurred in connection with the use, occupancy, operation, and maintenance of the Premises, including, but not limited to, charges for fuel, water, gas, electricity, sewage disposal, power, refrigeration, air conditioning, telephone, and janitorial services.

Payment of Utilities Charges. District’s use of City Hall includes the use of the following basic utilities: water, sewer, and electricity. District shall be responsible for these basic utility charges and will reimburse City for the basic utility charges upon request by City.

For the first year after the rent commencement date, Tenant shall pay eighty-two percent (82%) of such charges with the balance paid by the remaining occupants of the building or Landlord, unless separate meters for use shall be installed. For the first year after the rent commencement date, Tenant shall pay eighty-two percent (82%) of all charges for common area maintenance.
Payment of Utilities Charges. Tenant shall pay when due all charges for services and utilities incurred in connection with the use, occupancy, operation, and maintenance of the Parking Premises and Parking Lot Improvements, including without limitation charges for electricity. To the maximum extent possible, Tenant shall arrange for direct billing from and payment to the utility and service providers. If any such utilities are not separately metered or invoiced to Tenant, Landlord will equitably apportion such charges between Tenant and the other occupants of the Grantor Property based on approximate actual usage.

If any of telephone, internet, cable or television services are provided by or through Landlord, Tenant or Sublessee shall reimburse Landlord for Tenant’s or Sublessee’s pro rata share of such charges based on the square feet of the Premises in relation to the square feet of the remainder of the Building receiving such services through Landlord.
Payment of Utilities Charges. Manager shall pay when due all charges for services and utilities incurred on or after the Effective Date in connection with the use, occupancy, operation, and maintenance of the Property, including charges for fuel, water, gas, electricity, sewage disposal, power, refrigeration, air conditioning, landline telephones, internet, television, content streaming, and janitorial services, together with any connection fees or charges associated with them. If any utility services are provided by or through the Association, the Association shall charge rates to Manager that are comparable with prevailing rates for comparable services without mark-up or profit to Association. Association shall pay when due all charges for services and utilities incurred prior to the Effective Date in connection with the use, occupancy, operation, and maintenance of the Property, including charges for fuel, water, gas, electricity, sewage disposal, power, refrigeration, air conditioning, telephone, internet, television, content streaming, and janitorial services, together with any connection fees or charges associated with them. From and after the Effective Date, the parties will endeavor to cause Manager to be billed directly for said utilities. The parties shall prorate any of the foregoing utilities for the utility period including the Effective Date on the basis of actual days elapsed.
