OTHER ITEMS OF MUTUAL AGREEMENT. The Owner agrees to be responsible for initial property cleaning and carpet cleaning when applicable, pest control if needed, chimney inspection/cleaning if applicable and dryer vent cleaning as needed prior to occupancy by the first tenants under the Property Management Company's management. Thereafter, outgoing residents are required to have carpets professionally cleaned, chimneys cleaned, dryer vents cleaned and return the property in a clean and orderly fashion. The Owner agrees to allow the Property Management Company to handle the maintenance of the yards needed during vacancy periods at the Owner's expense. Prior to each new tenant taking possession of the property, all cleaning chemicals, yard chemicals, other potentially poisonous or dangerous items will be removed from the property to limit the Owner's liability exposure. Any paints that appear to be currently useful shall remain for possible future use.
