DECENT, SAFE AND SANITARY HOUSING. The Lessor shall provide Decent, Safe and Sanitary housing and living conditions. Rental housing meeting these conditions is housing that:  Meets applicable housing and occupancy requirements.  Is structurally sound, weather-tight, and in generally good repair.  Contains a safe, adequate electrical system.  Has adequate living space for occupants.  Has a kitchen with a sink, hot and cold running water, and connections for a stove and refrigerator.  Has a separate, complete bathroom with hot and cold running water.  Has heating as required by climatic conditions.  Has an unobstructed exit to safe, open space at ground level.  Meets standards protecting occupants from hazards to include but not limited to lead-based paint, friable asbestos, etc. The Real Estate Contracting officer or designated representatives shall be allowed to verify compliance. Any violation of this requirement depending on the severity of the problem may result in either cancellation without further costs of this contract or temporary lodging and associated transportation expenses to the Lessor for those personnel who for their safety must be temporarily lodged elsewhere.  Complies with all applicable Federal, state and local health and housing codes. Has utility systems and mechanical equipment in good, serviceable, and operating condition that are compliant with all applicable Dutch safety and fire codes and regulations.

  • EQUAL HOUSING If the Tenant possesses any mental or physical impairment, the Landlord shall provide reasonable modifications to the Premises unless the modifications would be too difficult or expensive for the Landlord to provide. Any impairment(s) of the Tenant are encouraged to be provided and presented to the Landlord in writing in order to seek the most appropriate route for providing the modifications to the Premises.

  • Fair Housing The Agency is committed to compliance with all laws as well as the philosophy of fair housing for all people. The Agency will present the Property to all prospective Buyers in compliance with local, State, and Federal Fair Housing laws against discrimination on the basis of race, color, religion, sex, national origin, handicap, age, marital status and/or familial status, children, or other prohibited factors.

  • COMPLIANCE WITH OCCUPATIONAL SAFETY AND HEALTH By submission of a bid in response to this solicitation, the Bidder certifies that all material, equipment, etc., contained in their bid meets all OSHA requirements. Bidder further certifies that if they are the awarded Contractor, and the material, equipment, etc., delivered is subsequently found to be deficient in any OSHA requirements in effect on date of delivery, all costs necessary to bring the material, equipment, etc., into compliance with the aforementioned requirements shall be borne by the Contractor.

  • Occupational Safety and Health Acts Contractor(s) who perform any work under this contract shall fully comply with the provisions of the Federal Occupational Safety and Health Act of 1970 and any amendments thereto and regulations pursuant to the act. Any Contractor who fails to do so may be terminated for cause as set forth below.

  • SECTION 109 OF THE HOUSING AND COMMUNITY DEVELOPMENT ACT OF 1974 The Contractor shall comply with the provisions of Section 109 of the Housing and Community Development Act of 1974. No person in the United States shall on the grounds of race, color, national origin, or sex be excluded from participation in, be denied the benefits of, or be subjected to discrimination under any program or activity funded in whole or in part with funds made available under this title. Section 109 further provides that discrimination on the basis of age under the Age Discrimination Act of 1975 or with respect to an otherwise qualified handicapped individual as provided in Section 504 of the Rehabilitation Act of 1973, as amended, is prohibited.
