Collection of Rents and Other Receipts. The Agent will collect, when due, all rents, charges and other amounts receivable for the Owner's account in connection with the management and operation of the Project. Such receipts will be deposited in an account, separate from all other accounts and funds, with a bank whose deposits are insured by the Federal Deposit Insurance Corporation. This account will be carried in the Owner's name and designated of record as "Xxxxx Realty Fund, Ltd.-III dba ___________ Apartments" (the "Project Rental Account"). Subject to compliance with Section 11 hereof, the Agent is, however, hereby authorized to make deposits to and withdrawals from the Project Rental Account as agent for the Owner.

Collection of Rents and Other Receipts. 3.1 AGENT'S AUTHORITY Agent shall collect (and give receipts for, if necessary) all rents, charges and other amounts receivable on Owner's account in connection with the management and operation of the Premises. Such receipts (except tenants' security deposits and advance rentals, which shall be handled as specified in paragraphs 2.2 and 3.3 hereof; and special charges, which shall be handled as specified in paragraph 3.2 hereof) shall be deposited in the Operating (and/or) Reserve Account(s) maintained by Agent for the Premises.

Collection of Rents and Other Receipts. Property Managers will collect when due all rents, charges and other amounts receivables on CMHA’s account in connection with the management and operation of the Properties. Such receipts, except for tenant security deposits, which will be handled as specified in Section 7 above, will be deposited in an account, separate from all other accounts and funds, with a bank or other financial institution whose deposits are insured by an agency of the United States Government. Security Deposits will be held in Turn-Key’s Escrow Account until tenant moves out and the Security Deposit Reconciliation is completed, in accordance with the Missouri Real Estate Commission’s regulations. Should the Premises sell or upon termination of the Agreement, Owner authorizes Agent to deduct any outstanding balances owed by Owner from the Security Deposits prior to releasing these funds. Pre-paid rents will be forwarded to the Owner on the monthly statement. Owner shall be responsible for the payment of all mortgage/notes, property taxes, special assessments, Homeowner Association fees, all utilities and premiums for casualty and liability insurance relating to the Premises.
