Lease and Description of Leased Premises from Building Lease

THIS LEASE, is made and entered into this 27th day of January, 2015, by and between FLAGSHIP ENTERPRISE CENTER, INC. (hereinafter referred to as "Landlord") and ALTAIRNANO (hereinafter referred to as "Tenant").

Lease and Description of Leased Premises. Landlord, for and in consideration of the rent specified in section 3.01 below and the covenants, agreements and conditions stated herein, does hereby lease to Tenant and Tenant does hereby lease from Landlord the following described property, real and personal, located in Anderson, Madison County, Indiana: Common Address: 3019 Enterprise Drive, Anderson, Indiana 46013, being the entirety of the "A-1" Accelerator Building (hereinafter "Building") Physical Description of Leased Improvements: Approximately 70,000 square feet of the Building, as depicted on Exhibit 1 attached hereto (hereinafter "Leased Premises"), together with parking area and other leasehold improvements.

Lease and Description of Leased Premises from Office Lease

THIS LEASE is made and entered into as of the 27th day of May 2008 (the Effective Date), by and between AMERICAN UNITED LIFE INSURANCE COMPANY as beneficiary of Lake County Trust No. 3535 (collectively hereinafter called Landlord) and EXACTTARGET, INC., a Delaware corporation (hereinafter called Tenant). Tenants address for purposes hereof shall be 20 North Meridian Street, Suite 200, Indianapolis, Indiana 46204, or such other address as Tenant may designate from time to time.

Lease and Description of Leased Premises. Subject to and upon the terms, provisions and conditions hereinafter set forth, and each in consideration of the duties, covenants and obligations of the other hereunder, Landlord does hereby lease, demise and let to Tenant and Tenant does hereby lease from Landlord, the Leased Premises, as defined herein, containing approximately 48,890 square feet of Rentable Area on the 4th and 5th floor of the Gibson Building at 433 North Capitol Ave., Indianapolis (location) values">Indianapolis, Indiana 46204 (the Building), which is located on Square 14 of the Donation Lands of the City of Indianapolis. The Building Site for purposes herein shall include the Building footprint, the sidewalks and planters surrounding the Building. The Leased Premises is comprised of approximately 24,269 square feet of Rentable Area, located on the 5th floor of the Building, as designated on the plan attached hereto and made a part hereof as Exhibit A (the 5th Floor Space) and approximately 24,621 square feet of Rentable Area of space, located on the 4th floor of the Building, as designated on the plan attached hereto and made a part hereof as Exhibit B (the 4th Floor Space) (the 5th Floor Space and the 4th Floor Space together are the Leased Premises).

LEASE AND DESCRIPTION OF LEASED PREMISES

THIS OFFICE LEASE ("Lease") is entered into effective February 1, 2004 by PD Properties, LLC, an Indiana limited liability company ("Landlord"), and Freedom Financial Mortgage Corp., an Indiana corporation ("Tenant").

LEASE AND DESCRIPTION OF LEASED PREMISES. Landlord leases to Tenant, and Tenant leases from Landlord, the office space and existing improvements consisting of approximately 1,457 sq. ft. commonly known as 421 E. Cook Road, Suite 200, Fort Wayne, Allen County, Indiana 46825 (the "Premises"), located on real estate legally described in the addendum attached to this Lease as Exhibit "A" (the "Real Estate"). The Premises is located in an office building situated on the Real Estate (the "Building").
