Definition of Base Year Building Expenses


Base Year Building Expenses means the actual Building Expenses per rentable square foot incurred by Landlord for the 2018 calendar year.

Examples of Base Year Building Expenses in a sentence

The Base Year Building Expenses shall be calculated to reflect an assumption that the Building and its assessors parcel is fully assessed for real property tax purposes, and, that the Building is occupied at the greater of (i) ninety-five percent (95%), or (ii) the actual occupancy of the Building.
No credit shall be given to Tenant if the cost of Building Expenses Per Square Foot are less than the Base Year Building Expenses.
As of the commencement of the Second Renewal Term, the term, Base Year Building Expenses, as set forth in Section 1.1.9 of the Lease, shall mean the actual Building Expenses per rentable square foot incurred by Landlord for the 2007 calendar year.
Accordingly, if Tenants audit includes an audit of the Base Year Building Expenses, Tenant shall not be permitted to re-audit such Base Year Building Expenses during the Term of the Lease.
