Tenant's Pro. Rata Share shall be recalculated as provided in Paragraph 8 above; and (4) Tenant shall receive from the Award the portions of the Award attributable to (i) trade fixtures of Tenant; (ii) unamortized value of leasehold improvements made to the Premises by Tenaxx; xxd (iii) good will of Tenant and (iv) the remainder of the Award shall be paid to and be the property of Landlord.
Tenant's Pro. Rata Share of the Shared Expenses shall not include those items of Additional Rent which are paid directly by the Tenant Pursuant to Section 25.25(g) of this Lease.

It is anticipated that Landlord may construct another building on the Property, in which event Tenant’s Pro Rata Share shall be adjusted with respect to Operating Expenses benefiting the entire Property (e.g., real property taxes and insurance) such that all of the Rentable Area in the Project is taken into account. If the recalculation of Tenant’s Pro Rata Share is certified by a licensed architect as being correct, then Tenant shall be bound by such certification. Landlord shall provide to Tenant a copy of the drawings and calculations upon which the recalculation of Tenant’s Pro Rata Share is based.
Tenant's Pro. Rata Share shall be increased by a percentage equal to the actual number of square feet in the applicable Additional Expansion Space divided by the number of rentable square feet in the Building; and
