Common Facilities definition

Common Facilities means the facilities under D.G.sets/D.G.rooms, water storage tanks its pumping and supply system, sewerage & drainage systems, electric sub-station/ transformers/electric panels/distribution network, maintenance service rooms, lawns including lighting & services etc., roads, pathways & driveways including street lighting & services etc., guard posts, fire hydrants & fire fighting system etc. and all such facilities and areas for common use and excluded from the computation of Super Area of the Said Premises;
Common Facilities means those facilities, if any, located on the Project which Landlord designates from time to time as “common facilities,” including, but not limited to, building systems, pipes, ducts, wires, conduits, meters, HVAC equipment and systems, electrical systems and equipment, plumbing lines and facilities, and mechanical rooms.
Common Facilities means the areas, facilities and improvements provided by the Landlord in the Building (except the Leased Premises and the Other Leased Premises) and on the Property, including, without limiting the generality of the foregoing, the Parking Facilities and driveways on the Property, for non-exclusive use by the Tenant in accordance with subsection 2.2 of this Agreement, as they may, in the Landlord’s sole discretion, be increased, decreased, modified, altered or otherwise changed from time to time before, during or after the Term.

More Definitions of Common Facilities

Common Facilities means all Conducting Media, structures, walls, fences, roads, paths, works, services or facilities used in common by the Premises and any adjoining premises or by the owners and occupiers of them; "company" includes: any UK registered company (as defined in section 1158 of the Companies Act 2006); to the extent applicable, any overseas company as defined in section 1044 of the Companies Xxx 0000; any unregistered company (to include any association); and any "company or legal person" in relation to which insolvency proceedings may be opened pursuant to Article 3 of the EC Regulation on Insolvency Proceedings 2000;
Common Facilities means all areas within the exterior boundaries of the Office Building which are not held for exclusive use by persons entitled to occupy space, and all other appurtenant areas and improvements provided by Landlord for the common use of Landlord and tenants and their respective employees and invitees, including without limitation, parking areas and structures, driveways, sidewalks, landscaped and planted areas, hallways and interior stairwells not located within the premises of any tenant, common entrances and lobbies, elevators and restrooms not located within the premises of any tenant.
Common Facilities means the facilities which shall remain common for all the owners and/or occupiers of the said new building for beneficial use and enjoyment of their respective Units.
Common Facilities means all areas, space, equipment and special services provided by Landlord for the common or joint use and benefit of the occupants or operations of the Project, their employees, agents, servants, customers and other invitees, including without limitation, parking areas, access roads, driveways, retaining walls, landscaped areas, pedestrian malls, courts, stairs, ramps and sidewalks, public rest rooms, washrooms, community hall or auditorium (if any) and signs, wherever located, identifying the Project, or providing instructions thereto.
Common Facilities means those tangible assets, contracts, and permits owned by PacifiCorp in connection with Unit 1 and utilized in common by PacifiCorp and [NAME] for the construction, startup, commissioning and operation of Unit 2, identified on Exhibit “B”.

Common Facilities means (a) those areas, facilities, utilities, improvements, equipment and installations which, from time to time: (i) are not designated or intended by the Landlord to be leased to tenants of the Building; (ii) are designated by the Landlord to serve or benefit the Building, whether or not located within, adjacent to, or near the Building; (iii) are designated by the Landlord as part of the Common Facilities; (iv) are provided or designated (and which may be changed from time to time) by the Landlord for the use or benefit of the tenants, their employees, customers and other invitees in common with others entitled to the use or benefit thereof in the manner and for the purposes permitted by this Lease, excluding the Parking Facilities and excluding any elevator, garbage, compactor, entrance or other facilities designated from time to time by the Landlord for the exclusive use of any particular tenant or tenants of the Building. Without limiting the generality of the foregoing, Common Facilities includes any facilities shared by the Building and other buildings or lands, the roof and roof membrane, exterior wall assemblies including weather walls, exterior and interior structural elements and bearing walls in the buildings and improvements comprising the Building, and the foundations and footings of the Building; all entrances and exits thereto and all structural elements thereof; access roads; truck courts; driveways; truckways; delivery passages; manual, mechanical, electrical or automatically operated doors; package pick-up stations; loading docks and related areas; pedestrian sidewalks; landscaped and planted areas; foyers and lobbies; public seating and service areas; corridors; bus kiosks, if any, roadways and stops; equipment, furniture, furnishings and fixtures; first aid stations; stairways, escalators, ramps, moving sidewalks and elevators and other transportation equipment and systems; tenant common and public washrooms; electrical, telephone, meter, valve, mechanical, mail, storage, service and janitor rooms and galleries; music, fire prevention, security and communication systems; pylon and other general signs; columns; pipes; electrical, plumbing, drainage, lighting, ventilating, air conditioning, mechanical, and all other installations, equipment or services located in the Building or related thereto as well as the structures housing the same.
