Prepaid Base Rent. Upon the execution of this Lease, Tenant shall pay to Landlord the Prepaid Base Rent set forth in (P) 1., and such Prepaid Base Rent shall be applied toward the Base Rent due for the first month of the Term for which Rent is due.
Prepaid Base Rent. Three Hundred Fifty-Five Thousand and Four and 42/100 Dollars ($355,004.42) Month to which Prepaid Base Rent will be Applied: October, 2020 Base Year: 2019, as to the Phase I Premises 2021, as to the Phase II Premises Letter of Credit: Five Million Dollars ($5,000,000.00)
Prepaid Base Rent. Notwithstanding anything contained herein to the contrary, Tenant shall, prior to the Effective Date, deposit with Landlord, the sum of EIGHTY-EIGHT THOUSAND FOUR HUNDRED EIGHTEEN AND 83/100 DOLLARS ($88,418.83) (“Prepaid Base Rent”). The Prepaid Base Rent shall be applied to the Base Rent for months one (1) and nineteen (19) through twenty-four (24) until such funds have been fully expended.
Prepaid Base Rent. Eighteen Thousand Dollars ($18,000) (the "Prepaid Base Rent") payable upon execution of this Lease and to be applied in accordance with Section 3.01.
Prepaid Base Rent. Landlord shall be entitled to immediately endorse and cash Tenant's Prepaid Base Rent; however, such endorsement and cashing shall not constitute Landlord's acceptance of this Lease. In the event Landlord does not accept this Lease, Landlord shall return said Prepaid Base Rent.
Prepaid Base Rent. Notwithstanding anything to the contrary, Subtenant shall 6 pay to Sublandlord the first full month of Base Rent within two (2) business days following Master Xxxxxxxx’s consent to this Sublease. 5.
Prepaid Base Rent. Prepaid Base Rent in the amount of nine million ($9,000,000) dollars inclusive of HST (conditional on receiving Council approval of the Project, and all funding for the Project. Council approval is required prior to the Tenant entering into any binding agreement with the Landlord) representing the Tenant’s proportionate cost to construct the Gymnasium and the Tenant’s portion of the overall cost based on the renovations to the Community Centre (the “Prepaid Base Rent”) will be paid to the Landlord in installments as established under the Construction Agreement and shall be inclusive of Tenant’s fit-up requirements. The installments are based off of the completion of construction work according to the Construction Agreement as further outlined in Schedule “D”. For greater clarity, any stabilization costs charged to the Tenant shall only be applicable to the renovated portion of the Deschâtelets Building.
Prepaid Base Rent. Upon execution ofthis Sublease, Subtenant shall provide and Sublandlord shall hold the first two (2) months Base Rent ("Prepaid Base Rent"), which shall be applied against such first and second month's Rent, following the Abatement Period. h1 the absence of a default hy Subtenant, the Prepaid Base Rent shall be applied to the Base Rent due for the first and second month's Base Rent of the Sublease Term from and after the Abatement Period. In the event of a default which is not cured following notice and any applicable cw·e period prior to the end of the Abatement Period, the Prepaid Base Rent may be applied to cure any default by Sublandlord. 18.
Prepaid Base Rent. Landlord has received a prepayment of Base Rent from Tenant in the amount of $97,953.94 with respect to the Initial Premises. Such Base Rent Prepayment shall be applied to Base Rent payments due from Tenant under the Lease, commencing on the Commencement Date and on the first day of each succeeding month thereafter until exhausted, at which time Tenant shall resume making payments of Base Rent to Landlord as set forth in Paragraph 5 hereof. In the event that the remaining portion of such prepaid Base Rent is insufficient to pay the full amount of Base Rent due to Landlord in any month, Tenant shall pay the remainder upon the due date thereof.
Prepaid Base Rent. Tenant hereby agrees to pay to Landlord, upon execution and delivery of this First Amendment, the first full month’s non-abated Monthly Base Rent and Additional Rent for both the First Expansion Premises and the Second Expansion Premises.
