Phase I Premises definition

Phase I Premises. The space defined in Section 1.1.
Phase I Premises consisting of approximately 25,336 square feet designated as the “Tenant 8” space on Exhibit A-2 attached hereto, together with approximately 3,240 square feet designated as the “Tenant 2” space on Exhibit A-2 to be used by Tenant for office and employee welfare, containing a total of approximately 28,576 square feet; the “Phase II Premises” containing approximately 31,740 square feet as shown on Exhibit A-2 attached hereto; and the “Phase III Premises” containing approximately 100,621 square feet as shown on Exhibit A-2 attached hereto, totaling 160,937 square feet, in the building commonly known as the Creek Road Business Park, ▇▇▇▇-▇▇▇▇ ▇▇▇▇▇ ▇▇▇▇, ▇▇▇▇▇▇▇▇▇▇, ▇▇ ▇▇▇▇▇ (the “Building”). As used in this Lease, the term “Premises,” when the context so requires, means whatever portion of the Phase I Premises, Phase II Premises, and Phase III Premises is being leased by Tenant hereunder from time to time. Landlord shall complete the Phase I Improvements, Phase II Improvements, and Phase III Improvements (as described on Exhibit B attached hereto) prior to the Phase I Premises Commencement Date, Phase II Premises Commencement Date and, Phase III Premises Commencement Date, respectively. Landlord shall also complete the Additional Improvements (as described on Exhibit B) to the Phase I Premises, Phase II Premises, and Phase III Premises prior to the Phase I Premises Commencement Date, Phase II Premises Commencement Date, Phase III Premises Commencement Date, respectively. Nitrogen Tanks: Beginning on the Phase III Premises Commencement Date and continuing thereafter during the Term of this Lease, Tenant shall be permitted to install, store and use for its business purposes two nitrogen tanks on the west end or in the rear of the Building in a location mutually agreed upon by Landlord and Tenant but in any event sufficiently close to the Premises that the same are practically and economically useable in the business of Tenant being conducted on the Premises.
Phase I Premises. Subject to Section 1.1.1, approximately 57,681 rentable square feet of space (which is based on the usable square footage of the Phase I Premises per BOMA Industrial Buildings: Standard Methods of Measurement (ANSI Z65.2 – 2012) (Method A) plus an applied 12% load factor to such usable square footage, the “BOMA Standard”), comprising “Phase I” of the Property (as hereinafter defined). The outline and general location of the Phase I Premises as of the Effective Date is set forth in Exhibit A to this Lease.

Examples of Phase I Premises in a sentence

  • Landlord shall deliver each of the Phase I Premises, Phase II Premises, and Phase III Premises in a “warm shell” condition and in conformance with the base building standards as set forth on Exhibit B-1 hereto (the “Landlord Work”).

  • Tenant agrees that is shall commence and complete the portion of the Tenant Improvements respecting the Phase I Premises and the portion of the Tenant Improvements respecting the Phase II Premises substantially concurrently, and shall complete the Tenant Improvements respecting the Phase II Premises no later than June 1, 2016.

  • Subject to the foregoing, Tenant shall accept the Phase I Premises and Phase II Premises in their then existing, “AS-IS” condition.

  • Tenant shall maintain the foregoing insurance coverages in effect commencing on the Delivery Date for the Phase I Premises and continuing to the end of the Lease Term.

  • For purposes of documenting the current condition of the FF&E, Tenant and Landlord shall, prior to the Phase I Commencement Date, as to the Phase I Premises, and prior to the Phase II Commencement Date, as to the Phase II Premises, conduct a joint walk-through of the Premises in order to inventory items of damage or disrepair in the FF&E.


More Definitions of Phase I Premises

Phase I Premises. The space located in the Building that is highlighted in yellow on Exhibit A attached hereto.
Phase I Premises. A portion of the first (1st) floor of the Building containing 19,236 rentable square feet, in accordance with the floor plan annexed hereto as Exhibit D and incorporated herein by reference.
Phase I Premises means the 281,000 square foot area within the Building labeled as the “Phase I Premises” on the Site Plan, together with that portion of the Common Areas consisting of any parking areas and truck courts expressly reserved for the use by the occupant of the Phase I Premises on the Site Plan.
Phase I Premises means the portion of the Initial Premises consisting of floors 12 through 17, "Phase II Premises" means the portion of the Initial Premises consisting of either floor 10 or 11, whichever of such floors Tenant or anyone claiming through or under Tenant occupies first for the conduct of business, "Phase III Premises" means the portion of the Initial Premises consisting of either floor 10 or 11, whichever such floor does not constitute the Phase II Premises, "Primary Premises" means, collectively, the Initial Premises and the Ground Floor Space, "Phase IV Premises" means the portion of the Secondary Premises consisting of floors 2 and 3 and "Phase V Premises" means the portion of the Secondary Premises consisting of floors 4 through 9. The phrase "Tenant leases 100% of the Building" as used in this Lease shall mean that Tenant leases all of the Primary Premises, all of the Mezzanine Space and all of the Secondary Premises, regardless of whether Tenant Occupies all or any portion thereof.
Phase I Premises contains 52,595 RSF, comprised of: (i) 13,007 RSF located on the third (3rd) floor of the Building, (ii) 13,131 RSF located on the fourth (4th) floor of the Building, (iii) 13,211 RSF located on the fifth (5th) floor of the Building, and (iv) 13,246 RSF located on the sixth (6th) floor of the Building.
Phase I Premises. (the "Phase I Premises"), and (ii) the approximately 8,080 rentable square foot portion of the Premises marked on Exhibit A as the "Phase II Premises" (the "Phase II Premises").
Phase I Premises shall be comprised of 10,192 rentable (8,071 usable) square feet of space on the third (3rd) floor of the Building commonly known as Suite 325.
