Monthly Rent Increases. The monthly rent may be increased at any time based on 90 days advance written notice. The amount of the monthly rent for the first twelve months of tenancy will be no different than applicable to any offered long-term lease. After the expiration of the first twelve months of tenancy, the rents may be increased to any amount, and shall not be restricted, as is the case under the required provisions of a long-term lease. The terms of a long-term lease if offered at a time subsequent to the inception of tenancy may be different than any prior offer; management makes no representation on the availability of any long-term lease after inception of tenancy.

If any portion of the increased Commitments offered to the Banks as contemplated in the immediately preceding sentence is not subscribed for by the Banks, the Borrowers may, with the consent of the Administrative Agent as to any bank or financial institution that is not at such time a Bank (which consent shall not be unreasonably withheld or delayed), offer to any existing Bank or to one or more additional banks or financial institutions the opportunity to provide all or a portion of such unsubscribed portion of the increased Commitments pursuant to paragraph (b) below. No Bank has an obligation to increase its Commitment pursuant to this Section 2.20 except in its sole discretion.
