Leasing and Description of Property. Subject to the terms, conditions and covenants set forth in this Sublease and the Master Lease, Sublandlord hereby leases to Subtenant, and Subtenant hereby leases from Sublandlord, the Premises containing approximately 11,091 rentable square feet, as more particularly described in Exhibit A attached hereto (the “Subleased Premises”). Subtenant shall be deemed to occupy 100% of the Premises (the “Subleased Percentage”). Capitalized terms not otherwise defined herein shall have the meanings ascribed to them in the Master Lease.
