General Plan Amendments. This task involves preparing general plan updates/revisions needed to ensure consistency with the housing element, including text, tables, maps, etc. This also includes update of the safety element as required by SB 379 (but does not include any update to the Local Hazard Mitigation Plan).
General Plan Amendments. On , 2020, following Planning Commission review and recommendation, and after a duly noticed public hearing, the City Council, by Resolution No. , approved amendments to the City General Plan (the “General Plan Amendments”), that amend the General Plan land use designations on the Property from Business/Light Industrial, Low-Density Residential, Medium Density Residential, Parks and Recreation, and Open Space to Low-Density Residential, Medium Intensity Mixed Use (Community Nodes and Gateways), Parks and Recreation, and Open Space; amends the text describing the Low-Density Residential and Medium Intensity Mixed Use (Community Nodes and Gateways) land use designations; amends the text describing Change Area (CA) 13; and amends the General Plan maps to conform the maps to the text amendments.
General Plan Amendments. City acknowledges that Developer intends to apply for a General Plan amendment to accommodate the following changes, which shall be subject to the City Councilʼs sole discretion to approve or deny, following review and recommendation by the Planning Commission in accordance with Government Code Section 65350 et seq. and environmental review to the extent required by the California Environmental Quality Act:
General Plan Amendments. County acknowledges that Developer is anticipating that the entire Property will be developed in accordance with County Ordinance No. 285 development standards provided for pursuant to zoning district VR-8, with any future amendments thereto, provided however, that the Planned Community shall be developed in accordance with the Applicable Rules as set forth herein. County agrees that it will enforce County Ordinance No. 285.
