Covenant Against Waste. User agrees not to do or suffer any waste or damage to, or impairment of the value of, the Property.
Covenant Against Waste. Tenant shall not cause or permit any waste, damage or injury to the Development or any part thereof (other than normal wear and tear).

The Borrower shall use commercially reasonable efforts to keep the Project Site clean and the buildings and the equipment therein in good repair (subject to ordinary wear and tear), and to promptly comply with all laws, ordinances, regulations and requirements of any governmental body affecting the Project Site, except where the failure to comply would not reasonably be expected to have a material adverse effect on the Project Site.
Covenant Against Waste. Tenant shall throughout the demised term take good care of the buildings and other improvements located upon the demised premises, and keep them free from waste or nuisance of any kind.
Covenant Against Waste. Lessee covenants not to do or suffer any waste or damage, disfigurement or injury to the Building or the demised premises except as may be caused by reasonable wear and tear or other loss specifically provided for elsewhere in this Lease. Nothing in this Article shall be construed to prevent Lessee from making changes and alterations permitted under this Lease.
Covenant Against Waste. The State hereby covenants not to do or suffer or permit to exist any hazardous materials, contamination, waste, damage, disfigurement or injury to, or public or private nuisance, in or upon the Facilities in violation of any State of Idaho or federal laws or regulations and agree to pay all costs, charges, penalties or any other expense reasonably incurred or to be incurred to remove, restore or reclaim the Facilities by reason thereof.
