Building Alterations and Management. 20. Owner shall have the right at any time without the same constituting an eviction and without incurring liability to Tenant therefor to change the arrangement and or location of public entrances, passageways, doors, doorways, corridors, elevators, stairs, toilets or other public parts of the building and to change the name, number or designation by which the building may be known. There shall be no allowance to Tenant for diminution of rental value and no liability on the part of Owner by reason of inconvenience, annoyance or injury to business arising from Owner or other Tenant making any repairs in the building or any such alterations, additions and improvements. Furthermore, Tenant shall not have any claim against Owner by reason of Owner’s imposition of any controls of the manner of access to the building by Tenant’s social or business visitors as the Owner may deem necessary for the security of the building and its occupants.

Building Alterations and Management. Landlord shall have the right at any time without the same constituting an eviction and without incurring liability to Tenant therefore to run pipes and conduits through the Demised Premises and other building areas, make other repairs and to change the arrangement and or location of public entrances, passageways, doors, doorways, corridors, elevators, stairs, toilets or other public parts of the Building and to change the name, number or designation by which the Building may be known provided the same does not in more than a de-minimus manner reduce the area of the Demised Premises or ceiling height and that Landlord shall use reasonable efforts to minimize interference with Tenant's occupancy. There shall be no allowance to Tenant for diminution of rental value and no liability on the part of Landlord by reason of inconvenience, annoyance or injury to business arising from Landlord or other Tenant making any repairs in the building or any such alterations, additions and improvements. Building Alterations and Management. Subject to the provisions of Article 13 above, and more particularly, the restrictions set forth therein in respect of Restricted Areas, Landlord shall have the right at any time, upon reasonable notice to Tenant, without the same constituting an eviction and without incurring liability to Tenant therefor to run pipes and conduits through the Demised Premises and other building areas, make other repairs and to change the arrangement and or location of public entrances, passageways, doors, doorways, corridors, elevators, stairs, toilets or other public parts of the Building and to change the name, number or designation by which the Building may be known, provided that any such changes do not in no more than a de-minimis manner change the location and size of the Demised Premises, or in no more than a de-minimis manner interfere with ingress and egress to and from the Demised Premises or Tenant's use and occupancy thereof. Landlord shall endeavor to perform such repairs and relocations in the walls, columns and ceilings or below finished surfaces. Notwithstanding anything to the contrary contained in this Lease, Landlord shall not make any repairs to the Restricted Areas without prior written approval of Tenant's engineers, except in the case of an emergency. There shall be no allowance to Tenant for diminution of rental value and no liability on the part of Landlord by reason of inconvenience, annoyance or injury to business arising from Landlord or other Tenants making any repairs in the Building or any such alterations, additions and improvements provided such work does not in more than a deminimus manner interfere with Tenant's use and occupancy of the Demised Premises.
