Collocation includes the leasing to CLEC of physical space in Qwest Premises, as well as the resources necessary for the operation and economical use of collocated equipment, such as the use by CLEC of power; heating, ventilation and air conditioning (HVAC); and cabling in Qwest’s Premises.
Also includes maintenance for the leased space; provides for the preventative maintenance (climate controls, filters, fire and life systems and alarms, mechanical systems, standard HVAC); biweekly housekeeping services (sweeping, spot cleaning, trash removal) of the USWC wire center areas surrounding the leased physical space and general repair and maintenance.
The HVAC Contractor shall be considered the General Contractor for the extent of this project.
In order to take advantage of the foregoing: (x) the entire HVAC system (the “System”) must be maintained by Company’s Authorized Service Technician; (y) all repairs recommended by Company are performed; and (z) the product(s) have been used solely for the purpose and under the conditions for which it was designed and has not been subjected to misuse, alteration, accident or abuse.
Prior to Final Inspection and Acceptance; the contractor shall provide two (2) Two-hour training and balancing session to provide the Owner Representative and their facilities personnel (if requested) with system training and preventative maintenance overview for all new HVAC system installations that are within project scope.
