Defective Leasing definition

Defective Leasing means any of the following situations: (i) the lessor fails to acquire the housing ownership certificate or other legal ownership certificates or under the circumstance of subletting, the lessee fails to obtain the landlord’s written approval of sublet; (ii) the nature of land and housing planning purpose of the leased warehouse is residence, homestead or other situations prohibited from being used as warehouse by relevant real estate Laws and regulations; (iii) the leasing warehouse is illegally reconstructed or partitioned.

Examples of Defective Leasing in a sentence

  • Beijing WFOE shall, and other Group Companies and the Principals shall procure Beijing WFOE and Mrfresh VIE to, maintain the warehouse Defective Leasing rate (i) at a certain percentage no higher than twenty-five percent (25%) following the Closing, and (ii) at a certain percentage that would not adversely affect or impede the Qualified IPO (as defined in the Shareholders Agreement).

  • Beijing Missfresh shall, and other Group Companies and the Principals shall procure Beijing Missfresh and Bianligou to, lower the warehouse Defective Leasing rate (i) to a certain percentage no higher than 25% within twelve (12) months following the Closing, and (ii) to the certain percentage that would not adversely affect or impede the Qualified IPO (as defined in the Shareholders Agreement).

  • Beijing WFOE shall, and other Group Companies and the Principals shall procure Beijing WFOE and Beijing Mrfresh to, maintain the warehouse Defective Leasing rate (i) at a certain percentage no higher than twenty-five percent (25%) following the Closing, and (ii) at a certain percentage that would not adversely affect or impede the Qualified IPO (as defined in the Shareholders Agreement).

  • Defective Loan is any Mortgage Loan as to which there is an unremedied Material Defect.

  • Underground facility means any item which shall be buried or placed below ground for use in connection with the storage or conveyance of water, sewage, electronic, telephone or telegraphic communications, electric energy, oil, gas or other substances, and shall include, but not be limited to pipes, sewers, conduits, cables, valves, lines, wires, manholes, attachments and those portions of poles and their attachments below ground.

  • Rebuilt vehicle means any salvage vehicle which has been rebuilt and inspected for the purpose of registration and title;

  • Project Equipment means the items of machinery, equipment or other personal property used in connection with the construction and development of the Project pursuant to the provisions hereof, and all replacements thereof and substitutions therefor made pursuant to this Agreement.

  • Environmental Defect means, with respect to any given Asset, a material violation of Environmental Laws in effect as of the Effective Time in the jurisdiction in which such Asset is located.

  • Leased Equipment means the equipment which may include but not limited to modem provided by TM on lease basis to enable usage of the Service by the Customer, as may be decided by TM from time to time at its sole discretion.

  • Service Equipment means any equipment, Software, systems, cabling and facilities provided by or on behalf of Verizon and used to facilitate provision of the Services at a Customer Site. Ownership of the Service Equipment does not pass to Customer. Service Equipment does not include Verizon Facilities.

  • Reconstructive breast surgery means surgery performed as a result of a mastectomy to reestablish symmetry between the two breasts and includes augmentation mammoplasty, reductive mammoplasty, and mastopexy.

  • Rental Vehicle means any single automobile owned and operated by a car rental company or agency that is hired under a short term contract UNLESS it is:

  • farm building means that part of a bona fide farming operation encompassing barns, silos and other ancillary development to an agricultural use, but excluding a residential use;

  • Replacement Equipment means operational equipment or other parts used by Tenant to replace any of the Equipment.

  • Leased Aircraft Has the meaning specified in the third recital to this Trust Supplement.

  • Customer Premises Equipment or "CPE" means equipment employed on the premises of a Person other than a Carrier to originate, route or terminate Telecommunications (e.g., a telephone, PBX, modem pool, etc.).

  • Defective Work means (a) Work that is unsatisfactory, deficient or damaged, does not conform to the Contract Documents, or does not meet the requirements of any inspection, test or approval, or (b) Work associated with punch list items that the Contractor fails to complete within a reasonable time after issuance of the punch list by the Project Manager.

  • Rental Equipment means tangible personal property sold, rented, leased, or licensed to customers to the extent that the item is actually used by the customer for rental, lease, or license to others; provided that:

  • refurbishment means repairing of used electrical and electronic equipment as listed in Schedule I for extending its working life for its originally intended use and selling the same in the market or returning to owner;

  • Leased Vehicle means a new or used Nissan or Infiniti automobile, sport utility vehicle, minivan or light-duty truck, together with all accessories, parts and additions constituting a part thereof, and all accessions thereto, leased to a Lessee pursuant to a Lease.

  • Building Equipment shall have the meaning set forth in the Security Instrument.

  • Renovation means altering a facility or one or more facility components in any way, including the stripping or removal of RACM from a facility component. Operations in which load-supporting structural members are wrecked or taken out are demolitions.
