Tenant’s Right of Possession. Subject to Paragraph 8(b), Tenant shall be entitled to possession of the Premises upon commencement of the Term.

Tenant’s Right of Possession. Provided Tenant has performed all of the terms and conditions of this Lease to be performed by Tenant, Tenant shall peaceably and quietly hold and enjoy the Premises for the Term, without hindrance from Landlord or any party claiming by, through, or under Landlord, subject to the terms and conditions of this Lease.
Tenant’s Right of Possession. Subject to Paragraph 8.2, Tenant shall be entitled to possession of the Premises upon the substantial completion of the Base Building Improvements. For the purposes of this Lease, the Base Building Improvements shall be deemed to be “substantially completed” when Landlord’s Architect and Contractor have both certified in writing that the Base Building Improvements have been substantially completed in accordance with the plans and specifications therefor, subject only to items of a “punch-list” nature which do not materially affect the use or functionality of the space.
Tenant’s Right of Possession. Subject to the provisions of ---------------------------- Sections 6.4 and 12.2, and any other provision of applicable law affording any inspection rights to Landlord and/or any Mortgagee, Tenant shall have exclusive possession and control of the Premises during the term of this Lease.

Tenant shall be entitled to possession of the Premises upon. the Commencement Date of -this Lease; provided, however, Tenant may have access to the Premises upon mutual execution of this Lease for the purpose of installing its furniture, fixtures, equipment and communications equipment. During the period prior to the Commencement Date (the “Early Entry Period”), all of the terms and conditions of this Lease shall apply, with the exception of Tenant’s obligation to pay Rent.
