Storage and Discharge of Hazardous Materials. A. Operator shall not cause or permit any Hazardous Materials (as hereinafter defined) to be brought upon, kept or used in or about the Premises or the Airport by Operator, its agents, employees, contractors or invitees, without the prior written consent of Airport, which Airport shall not unreasonably withhold as long as Operator demonstrates to Airport’s satisfaction that such Hazardous Materials: (i) are necessary or useful to Operator’s permitted use and will be used, kept and stored in a manner that complies with all laws, statutes, ordinances, rules, regulations, orders, requirements, and policies of any and all governmental agencies and authorities and any fire insurance underwriters applicable to any such Hazardous Materials (“Hazardous Materials Laws”) and
