RESTORATION OF LESSEE'S PROPERTY. Without limiting Lessee's obligation to restore the Leased Property as provided in Paragraphs 14.2 and 14.3, Lessee shall also pay the cost to restore all Alterations and other improvements made by Lessee which Lessee elects to restore, including Lessee's Personal Property to the extent that Lessee's Personal Property is necessary to the operation of the Leased Property for its Primary Intended Use in accordance with applicable Legal Requirements.

In the event Lessor receives any insurance proceeds for such alterations and improvements, then Lessor shall promptly reimburse Lessee for all documented expenses thereof, up to the amount of the insurance proceeds collected by Lessor. Any such alterations, improvements, Personal Property or Capital Additions which, in Lessee's reasonable opinion, were obsolete or are no longer necessary for the Primary Intended Use, need not be replaced or may be replaced by more modern or appropriate alterations, improvements, Personal Property or Capital Additions.

Notwithstanding anything to the contrary set forth herein, Lessee shall not be obligated to restore any of the Leased Property to the extent any insurance proceeds are retained by Lessor or any Facility Mortgagee.
