The Lessee agrees to keep the premises in a neat, clean and orderly fashion; to allow no dirt, litter, filth or debris to accumulate, to clean the premises entirely after each use; and to return the premises to the Lessor in the same condition they were at the commencement of the Lease. Lessee shall be responsible for all damage or breakage that may occur during the rental period occasioned by the Lessee, its agents, servants, invitees and guest.

If any involuntary Transfer of any of the Covered Shares shall occur, the transferee (which term, as used herein, shall include any and all transferees and subsequent transferees of the initial transferee) shall take and hold such Covered Shares subject to all of the restrictions, liabilities and rights under this Agreement, which shall continue in full force and effect until valid termination of this Agreement.
