Multi-Family Residential. Approximately 1,382 first-class, luxury residential units, which shall, at minimum, include the following Improvements:
Multi-Family Residential. The improvements represent a legal and conforming use in accordance with this zoning classification. The property is served by all utilities, including municipal sewer and water, and commercial gas, telephone and electric service. We have reviewed the Federal Reserve Board (FRB) rules regarding Appraisal Policies and Procedures effective 8/9/90, revised 10/94 and this report was prepared in conformance with these regulations. We have reviewed the Uniform Standards of Professional Appraisal Practice (USPAP), adopted by the Professional Standards Board of the Appraisal Foundation effective 4/27/87, revised 12/94 and to the best of our knowledge have followed the policies and procedures set forth in these regulations in appraising this property. Accordingly, this appraisal specifically complies with laws and regulations as defined in Chapters 15, 440, and 458, Wisconsin Statutes, and RL 80-86, Wisconsin Administrative Code. The value stated in this letter of transmittal is valid only in conjunction with the analysis found in the narrative portion of this report.

Medium density development, only possibly with a connection to community sewer, could allow for approximately 30 units/hectare. The architectural form and site plan layouts of multi-residential development should be investigated in terms of market demand, affordability, and other criteria. Multi-family residential housing can vary with different architectural forms such as duplexes, row housing, townhouse cluster development, three storey walk-up, and other choices. The variations yield different unit densities, and the choice of architectural form and residential density target would need to be determined.
Multi-Family Residential. Republic shall provide curbside Recycling Rates and services to all Multi-family complexes of nine Units or less. Commingled Recycling services shall be provided to Multi-family complexes of ten Units or more. Collection will be on regularly scheduled days as shall be arranged with the building property owner, manager or designated agent thereof, with service as needed, but no less than every two weeks. Republic and City will mutually agree to any changes in Collection schedule frequencies or Removal Frequency.
