CM/GC Construction Management Delivery Requirements. The Design Professional shall coordinate its design and administrative duties with the CM/GC as a team with the following objectives and responsibilities: During Pre-construction: • Design review for validation • Design review for constructability • Design review for value engineering During Design and Construction: • As needed, design review for constructability and value engineering • Develop a cost tracking methodology to advise all parties during design activities if the expected or projected costs may exceed the GMP Cost Limitation, and that provides realistic suggestions to regain balance between cost and scope • Develop, or if a Program Manager is engaged, coordinate a cost tracking methodology to compare estimated costs with real time actual costs • Document, or if a Program Manager is engaged, coordinate the documentation of all cost related decisions and their rationale and provide Owner with this record in a bound volume upon completion of the Project • Development and issuance of construction documents for construction packages to implement Component Change Orders for the components identified in the Contract or directed by the Owner • Review and coordinate the issuance of Component Change Orders • Review and coordinate the issuance of the GMP Change Order • Review and coordinate the issuance of the Lump Sum Change Order, if requested by Owner SECTION 2 – BASIC SERVICES
