Definition of Tenant's Share of Operating Expenses


Tenant's Share of Operating Expenses means Tenant's proportionate share of Operating Expenses based on Tenant's Percentage.

In any such case, Tenant shall contract with parties who are acceptable to Landlord, in Landlords reasonable discretion, for all such repairs and services, and Landlord shall, to the extent required, equitably adjust Tenants Share of Operating Expenses in respect of such repairs or services to reflect that Landlord is not providing such repairs or services to Tenant.

Tenant shall pay Tenants Share of Operating Expenses in accordance with Exhibit B of this Lease.
Tenant shall continue to pay Tenant's Share of Operating Expenses and all other charges as set forth in the Lease.
If this Lease is not terminated, Basic Rent and Tenants Share of Operating Expenses shall be appropriately adjusted to account for any reduction in the square footage of the Building or Premises.
