Definition of Tenant's Excluded Property


Tenant's Excluded Property means (i) the Tenant's Personal Property, (ii) Tenant's proprietary property, including, but not limited to, printed materials (such as operating manuals, policies, procedures and training manuals), computer software developed by or for the use of Tenant and/or its Affiliates, and trade names, logos, trademarks and service marks of Tenant and/or its Affiliates including, but not limited to, to the name "Emeritus" and any related trademarks, logos and service marks and (iii) Tenant's Accounts.

Examples of Tenant's Excluded Property in a sentence

The relocation of the Leased Premises shall be at no cost to Tenant and the new Facilities must be ready for occupancy by Tenant prior to the date of required relocation subject to moving Tenants Excluded Property and the Equipment to the new relocated Facilities.
Tenant understands that Landlord is not obligated to carry insurance of any kind for the Property or any portion thereof, or for Tenant's Property or Tenant's Excluded Property, and that Landlord shall not be obligated to repair, restore or replace any damage or loss thereto, except as otherwise expressly stated herein or in the Agreement to Lease.
At the expiration or sooner termination of the Term, Tenant shall remove or cause to be removed at its sole expense and in compliance with applicable Requirements all of Tenant's Excluded Property, except for that portion of Tenant's Inventory that Landlord elects to purchase and any of Tenant's Remedial Equipment required to be maintained on the Property by any Responsible Government Agency or to complete any Corrective Action for which Tenant is responsible hereunder.
Upon expiration or earlier termination of this Lease Agreement, Tenant shall remove all of Tenants Excluded Property from the Leased Premises within sixty (60) days after the effective date of the expiration or sooner termination and make all necessary or appropriate repairs to the Leased Premises resulting from such removal so as to restore the Leased Premises to the condition of said Leased Premises at the time such property was installed, ordinary wear and tear excepted.
Tenant shall, at its expense, procure, maintain and keep in force, at all times during the Term of this Lease Agreement, casualty insurance covering Tenants Excluded Property and other Tenant personal property, located on, in, or about the Leased Premises, in such amounts as Tenant determines to be necessary or appropriate.
