Tenant’s use of the Tenant Reception Area shall be subject to all of the terms and conditions of this Lease, except that Tenant shall not be required to pay Base Rent for the Tenant Reception Area and the rentable square footage of the Tenant’s Reception Area shall not be included within the measurement of the Premises.
The cost of reception desk and related furnishings shall be borne by Tenant, provided that costs and expenses of any construction in the Tenant Reception Area may be paid for out of the TI Allowance (defined in Section 5(b) of the Work Letter) as provided in the Work Letter.
