RIGHTS OF SUCCESSORS AND ASSIGNS. 38.01 This Lease shall bind and inure to the benefit of the heirs, executors, administrators, successors, and, except as otherwise provided herein, the assigns of the parties hereto. If any provision of any Article of this Lease or the application thereof to any person or circumstances shall, to any extent, be invalid or unenforceable, the remainder of that Article, or the application of such provision to persons or circumstances other than those as to which it is held invalid or unenforceable, shall not be affected thereby, and each provision of said Article and of this Lease shall be valid and be enforced to the fullest extent permitted by law.
RIGHTS OF SUCCESSORS AND ASSIGNS. The covenants and agreements contained in this Lease will apply to, insure to the benefit of, and be binding upon the parties hereto, their heirs, distributees, executors, administrators, legal representatives, assigns, and upon their respective successors in interest except as expressly otherwise hereinabove provided.

Each of the provisions of this Lease shall extend to and shall, as the case may require, bind and inure to the benefit of the parties hereto and their respective successors, heirs and legal representatives, and in case of an assignment or sublease is consented to in writing by Landlord (to the extent required by this Lease), to Tenant's assigns and sublessees. Landlord shall have the right to transfer and assign, in whole or in part, all its rights and obligations hereunder and in such event and upon such transfer, Landlord shall be released from any further obligations hereunder, and Tenant agrees to look solely to such successor in interest of Landlord for the performance of obligations thereafter accruing.
