PAYMENTS IN EVENT OF DELINQUENCY. In the event that Lessee fails to pay the taxes, insurance, utility bills, service bills and assessments or other charges specified in section 6.1 above, which are otherwise not part of the ground lease, Lessor may increase, but shall not be obligated to increase, Lessee’s ground Lease Fee in an amount that will offset the cost of any delinquent and current charges, and make such payments in a timely manner.

PAYMENTS IN EVENT OF DELINQUENCY. In the event that Homeowner fails to pay the taxes or other charges specified in Section 6.1 above, IHT may increase, but shall not be obligated to increase, Homeowner’s Ground Lease Fee in an amount that will offset the cost of any delinquent and current taxes or other charges relating to the Improvements and Leased Premises. Upon collecting any such amount, IHT shall pay the amount collected to the taxing authority in a timely manner or reimburse itself for any payments made by it on Homeowner’s behalf.

PAYMENTS IN EVENT OF DELINQUENCY. If the Lessee fails to pay the taxes or other charges specified in Section 5.1 and Section 5.2, above, premiums on the insurance policies required under Section 8.4, or any other amounts which the Lessee is obligated to pay pursuant to this Lease which relate to the protection or preservation of value of the Project Real Property the Owner may pay such amounts and in turn increase, the Lessee’s Lease Fee in an amount that will offset the cost of any delinquent and current amounts or other charges relating to Flat Creek Apartments and the Project Real Property.‌
PAYMENTS IN EVENT OF DELINQUENCY. If Lessee fails to pay the Taxes or other charges specified in Section 6.2 above which are not otherwise part of the Ground Rent, Lessor may (i) make such payments directly and then charge Lessee such amounts paid as additional rent, or (ii) increase Ground Rent payments in amounts such that the total sum collected will offset the cost of any such delinquent and current Taxes and other such charges, and thereafter make such payments in a timely manner.
