Painting Exterior. Exterior paints or stains should not fail during the Warranty Period. Fading is normal and the degree is dependent on climatic conditions. The Builder will properly prepare and refinish defects (areas that have failed) matching color is closely as possible. Where finish deterioration affects the majority of the wall or area, the whole area may be refinished. Warranty periods on newly repainted surfaces will not extend beyond the original Warranty Period. Wood trim will develop some minor cracks and raised grain as it ages and dries. Much of this will occur during the first year. Raised grain can result in peeling paint this is not considered a defect in materials or workmanship. Paint maintenance of wood trim and gutters is a Homeowner’s responsibility. Wood trim painted white or light colors will more readily show grain and cracks and will therefore require additional Homeowner maintenance.
