Inflation Factor. “Inflation Factor” means a rate of inflation based on the annual change in the Portland-Salem OR-WA Consumer Price Index for Urban Wage Earners and Clerical Workers (CPI-W), or any successor index, with a two percent (2%) floor.

Inflation Factor. The Base Rate except for the 0.1c./lb portion of the Base Rate identified in Sections 4.1(a) and 4.1(b) shall be escalated at the beginning of each year to reflect the change in the Non-Farm Business Implicit Price Deflator (NFBIPD) published by the U.S. Department of Labor (i.e. the costs for 1995 for the first 55 million pounds will be increased by 0.004c/lb if the 12-month average of the NFBIPD increases by one percent (1%) from 1988 to 1994).
Inflation Factor. Inflation Factor is calculated based on the Consumer Price Index for All Urban Consumers (CPI-U), which is published monthly by the Bureau of Labor Statistics of the U.S. Department of Labor on a one-month lag. If this Index is discontinued or a new index series is established on a different basis, the Company may establish a new basis for determining the Inflation Factor. The Contract Owner will be given at least 90-days notice prior to any such change. The Inflation Factor applicable to the Contract on its Contract Anniversary will be determined at the beginning of the calendar month that contains the Contract Anniversary. The Inflation Factor equals the lesser of the Maximum Inflation Factor (specified on Page 3) or the ratio of (a) to (b), where:

No Aggregate Reduction will be made following the occurrence of the Amortization Date without the prior written consent of Agent.

  • CPI Adjustment In this Agreement, “CPI-Adjusted” in reference to an amount means that amount is adjusted under the following formula: N  C  (1 CPIn  CPIc ) CPIc where: ”N” is the new amount being calculated; and “C” is the current amount being adjusted; and

  • Annual Adjustments Base Rent shall be increased on each annual anniversary of the first day of the first full month during the Term of this Lease (each an “Adjustment Date”) by multiplying the Base Rent payable immediately before such Adjustment Date by the Rent Adjustment Percentage and adding the resulting amount to the Base Rent payable immediately before such Adjustment Date.
