Excusal of Rent. In the event of a Force Majeure, the Lessor may excuse the Lessee from its obligation to pay [Rent; Annual Rent; Percentage Rent] for a period of time that the Lessor deems appropriate under the circumstances.

The Lessor will offset Rent for the costs of completed Initial Improvements incurred by the Lessee in accordance with the requirements of this Lease.
