CONDITION OF DWELLING UNIT. By signing this Lease Agreement, the Tenant acknowledges that Tenant has inspected the Unit and it is apparently safe, clean, and in good condition. The Tenant agrees that all appliances and equipment in the Unit are in good working order, except as described on the pre-occupancy Unit Inspection Report, which is Attachment No. 2 to this Lease Agreement. The Tenant also agrees that the Landlord has made no promises to immediately decorate, alter, repair, or improve the Unit except as listed on the pre-occupancy Unit Inspection Report.

CONDITION OF DWELLING UNIT. By signing this Agreement, the Tenant acknowledges that the unit is safe, clean and in good condition. The Tenant agrees that all Appliances and equipment in the unit are in good working order, except as described on the Unit Inspection Report which is Attachment No. 2 to this Agreement. The Tenant also agrees that the Landlord has made no promises to decorate, alter, repair or improve the unit, except as listed on the Unit Inspection Report.
CONDITION OF DWELLING UNIT. TENANT, by signing the Inventory Checklist, acknowledges that the dwelling unit is in safe, clean and satisfactory condition, and that all appliances in the unit are in good working order, except as noted in the Inventory Checklist. LANDLORD will not be required to clean, recarpet, repaint, replaster, or otherwise perform any other work unless specifically noted on the Inventory Checklist and agreed to by LANDLORD, or unless required by Michigan or local law.

CONDITION OF DWELLING UNIT. If the Tenant does not pay the full amount of the rent shown in paragraph 3 by the end of the 5th day of the month, the Landlord will collect a late fee of $25 on the 6th day of the month. Thereafter, the Landlord will collect $5 for each additional day the rent remains unpaid during the month it is due. The Landlord may collect a fee of $45.00 each time a check is not honored for payment (bounces). The charges discussed in this paragraph are in addition to the regular monthly rent payable by the Tenant. By signing this Agreement, the Tenant acknowledges that the unit is safe, clean and in good condition. CONDITION OF DWELLING UNIT. Tenant agrees that unit and property of which it is a part are in good and satisfactory condition at time of possession and that floors, carpeting, walls, appliances, cupboards, windows, storm windows and screens, glass, and equipment are clean, in good working- order and unbroken. Tenant shall have right to report, in writing, any defects or damages to Landlord within 72 hours from date of occupancy. Without said report, it will be assumed that unit is in acceptable condition. Tenant agrees to use reasonable care in protection & care of dwelling & premises during occupancy and at end of the tenancy to deliver up and surrender premises to Landlord in condition as good as when received, reasonable wear and tear excepted.

In addition, Tenant acknowledges that the Owner has equipped the premises with (an) operable smoke/CO detector(s). Tenants acknowledge that they are barred from disabling the smoke/CO detector(s) at any time. Tenants also acknowledge that they are required to test the smoke/CO detector(s) on a monthly basis and to replace batteries as needed. Tenants are required to promptly report any malfunctions of their smoke/CO detector(s) to management. Tenants acknowledge that the Owner and Manager shall not be liable for damages or injuries to persons or property caused by Tenants disabling of smoke/CO detectors, failure to regularly test smoke/CO detectors, failure to change batteries as needed, or failure to immediately report malfunction of smoke/CO detectors to management.
