Approved Works Belong to Landlord. 6.1.1 All Approved Works and all changes and improvements resulting from such Approved Works carried out on or to the Premises by the Tenant shall belong to the Landlord and remain the property of the Landlord and shall not be removed or demolished by the Tenant upon the expiry or earlier termination of this Agreement unless otherwise required by the Landlord in writing, and the Landlord shall not be required to compensate the Tenant in any manner whatsoever for any of these Approved Works, changes or improvements.
