The size, color, materials and all other aspects of the Elevator Lobby Signage, including its exact location and any provisions for illumination, shall be subject to Landlord’s approval, which may be withheld in Landlord’s reasonable discretion; provided, however, that Landlord’s approval as to aesthetic matters may be withheld in Landlord’s sole and absolute (but good faith) discretion.
Tenant, at its expense, shall design, fabricate, install, maintain, repair, replace, operate and remove the Elevator Lobby Signage, in each case in a first class manner consistent with a first-class office building and in compliance with all applicable Laws.
Tenant’s Elevator Lobby Signage may contain Tenant’s logo and shall (a) be of a type, style, size, color, location, materials, method of fabrication, and method of installation approved by Landlord in its reasonable discretion and (b) comply with all applicable Laws regarding type, size, style, color, location, method of fabrication and method of installation.
Tenant’s Elevator Lobby Signage shall be installed, repaired, maintained and replaced at Tenant’s sole cost and expense and in compliance with all Laws.
Tenant shall repair any damage to the Common Area elevator lobby caused by the installation or removal of Tenant’s Elevator Lobby Signage, all at Tenant’s sole cost and expense.
Tenant shall remove Tenant’s Elevator Lobby Signage, at Tenant’s sole cost and expense, upon the earlier to occur of (a) the date of expiration or earlier termination of the Term of this Lease, as same may be extended, or (b) the fifth (5th) business day following the date on which Tenant has assigned this Lease to a non-Affiliate third party.
Once approved, the plans for such Elevator Lobby Signage shall be attached hereto as Exhibit F-6.
Notwithstanding the foregoing, in the event that Tenant no longer leases and occupies an entire floor of the Building, Tenant shall immediately remove the Elevator Lobby Signage and restore the elevator lobby on such floor to the condition which existed immediately prior to the installation of such signage.
Except as may be expressly provided in this Section 10, the installation, maintenance, repair, replacement, removal and any other work performed by Tenant affecting the Elevator Lobby Signage shall be governed by the provisions of Sections 7.2 and 7.3 of this Lease as if such work were an Alteration.
Notwithstanding any contrary provision of the Lease (as amended), Tenant, not Landlord, shall, at its expense, (i) cause its property insurance policy to cover the Elevator Lobby Signage, and (ii) promptly repair the Elevator Lobby Signage if it is damaged by any Casualty.
