Performance of All Obligations. By the Expiration Date, or upon the earlier termination of this Agreement or on the date specified in any demand for possession by City after any default by Concessionaire, Concessionaire must have fully performed all of its obligations under this Agreement, including: (a) delivery of all keys to any doors and to any Improvements located on the Concession Space to the City; (b) removal of Concessionaire’s Equipment; (c) surrender of the Concession Space as required in Section 4.02; and (d) performance of any other obligations required to be performed pursuant to this Agreement prior to termination under this Agreement. Failure to satisfy any of the above shall allow the City, at the City's sole option, to treat Concessionaire as a holdover tenant at sufferance, as provided in Section 4.03, and Concessionaire shall pay 150% of the MMG (prorated on a daily basis) until such time as Concessionaire has fulfilled all of its obligations under this Agreement.
