Common use of Occupancy and Use Clause in Contracts

Occupancy and Use. At the discretion of Lessor, occupancy shall not be granted without prior payment of the first month’s Base Rent and delivery of a properly executed and duly enforceable Guaranty of Lease executed by Lessee’s parents or other persons acceptable to Lessor. Should the Guaranty of Lease not be completed and returned to Lessor within 30 days after moving in, Lessor may, at its sole discretion, declare the same to be a default under this Lease Agreement, entitling Lessor to the remedies set forth in this Lease and those available at law or equity. The Lessee named above only shall occupy the Premises. The Premises shall be used as a private residence only. The Lessee shall give Lessor advance written notice of Lessee’s anticipated absence in excess of seven (7) days. No other person shall occupy the Premises without the consent of the Lessor. Should Lessor discover unauthorized persons occupying the Premises the Lessee will be charged as additional rent the amount of Three Hundred Dollars ($300) per unauthorized person, payable by the Lessee immediately upon notice. Unless said unauthorized person (s) immediately vacate (s) the Premises, Lessee will be considered to be in default of this Lease Agreement, entitling Lessor to the remedies set forth in this Lease and those available at law or equity. Lessee shall keep the Premises clean and orderly at all times and comply with all sanitary laws, ordinances, rules and regulations of the appropriate governmental authorities affecting the cleanliness, occupancy and preservation of the Premises and the common areas connected thereto during the Lease Term. Should Lessor discover the Premises in unacceptable condition, Lessor at its sole discretion, may determine Lessee to be in default of this Lease Agreement, entitling Lessor to the remedies set forth in this Lease and those available at law or equity. Lessor shall not be liable for any monetary loss or inconvenience if occupancy cannot be delivered to Lessee at the beginning date specified in Item #2 above. Lessor hereby reserves the right to relocate Lessee from the specified unit herein to another unit of the same quality without altering the terms and provisions of this Lease Agreement.

Occupancy and Use. At (a) The Lessees shall occupy and use the discretion of Lessor, occupancy Premises during the lease term as their private residence. This provision forbids especially, but not exclusively, uses such as the keeping of roomers, lodgers and boarders, the sale or barter of merchandise, and the carrying on of the first month’s Base Rent and delivery nay public law, ordinance of a properly executed and duly enforceable Guaranty governmental regulation, or which is dangerous to life, limb, or property, or which tends or shall tend to injure the reputation of Lease executed by Lessee’s parents the Premises, or other persons acceptable to Lessor. Should which shall disturb any residents of the Guaranty neighborhood, or which may increase the premium cost of Lease not be completed and returned to Lessor within 30 days after moving in, Lessor may, at its sole discretion, declare the same to be a default under this Lease Agreement, entitling Lessor to the remedies set forth in this Lease and those available at law or equity. The Lessee named above only shall occupy invalidate any policy of insurance carried on the Premises. The Premises If any lessee or occupant, on one or more occasions, uses or permits the use of the leased premises for the commission of a felony or Class A misdemeanor under the laws of this State, the Lessors shall have the right to void the lease and recover the leased premises. No dog, cat, fish, reptile, bird or other animal shall be used as brought in or permitted in or about the Premises for a private residence only. The Lessee shall give Lessor day for any part thereof without the advance written notice of Lessee’s anticipated absence in excess of seven (7) days. No other person shall occupy the Premises without the consent of the LessorLessors. Should Lessor discover unauthorized persons occupying the Premises the Lessee If any pet is found in your house/home at any time for any reason (whether belonging to you or whose owner is known or unknown), you will be charged as additional rent a $50.00 fine per occurrence plus any damages assessed within three days of notice and any such pet or animal shall be removed immediately. In the amount event of Three Hundred Dollars ($300) per unauthorized personLessees failure to remove such pet or animal, payable by the Lessee immediately upon notice. Unless management shall enter the apartment or house and remove said unauthorized person (s) immediately vacate (s) the Premises, Lessee will be considered to be in default of this Lease Agreement, entitling Lessor to the remedies set forth in this Lease pet or animal and those available at law destroy or equity. Lessee shall keep the Premises clean and orderly at all times and comply with all sanitary laws, ordinances, rules and regulations dispose of the appropriate governmental authorities affecting same and Lessees waive any claim for damages by reason of such entry and disposition of such pet or animal. Lessees shall not use or permit the cleanliness, occupancy and preservation use of the Premises and for any public function, party or as a place for selling, giving or dispensing of alcoholic beverages. No beer kegs shall be permitted on the common areas connected thereto during Premises. If a beer keg is found on the Lease Termpremises, Lessees will be fined $200.00, due immediately. Should Lessor discover The Lessees shall not advertise or permit the advertising of the Premises in unacceptable conditionas a place for holding of a public function, Lessor at its sole discretionparty or social gathering. No water beds, may determine Lessee to percussion instruments or dart boards shall be in default of this Lease Agreement, entitling Lessor to permitted on the remedies set forth in this Lease and those available at law or equity. Lessor shall not be liable for any monetary loss or inconvenience if occupancy cannot be delivered to Lessee at the beginning date specified in Item #2 above.
