Occupancy and Use. The premises shall be used solely as a dwelling for Tenants(s) and for no others and no others may spend amounts of time on the premises so as to disturb other Tenants. Tenant agrees not to use or permit the use of the premises for unlawful or immoral purposes. Tenant agrees to keep the premises clean, sanitary and in good order, and agrees not to hamper, disturb or interfere with other tenants in the building or apartment, not to create or suffer any nuisances in the premises affecting the rights of others, and agrees to comply with all laws, ordinances, rules, regulations and directions of governmental authorities. Upon termination of this Lease, Tenant agrees to surrender possession in as good condition and repair as when received, ordinary wear and tear accepted.

Occupancy and Use. Except for (i) the period of time permitted by this Lease for Tenant to perform Tenant's Work to prepare the Premises for Tenant's initial occupancy as set forth in Section 3.2.1 and (ii) a period of six (6) months at the end of the Term, and (iii) temporary vacancies of not more than forty percent (40%) of the Premises at any one time, continuously from the Commencement Date, to use and occupy the Premises only for the Permitted Uses, and from time to time, to procure all licenses and permits necessary therefor at Tenant's sole expense, and to the extent set forth in Section 10.21 hereof, with Landlord's cooperation. Without limitation, Tenant shall comply in all material respects with all federal, state, and municipal laws, ordinances, and regulations governing, and all Development Approvals, Subsequent Approvals and Title Exceptions applicable to, Tenant's particular use or manner of use of the Premises. Tenant shall be solely responsible for procuring and complying at all times with any and all necessary permits directly relating or incident to: the conduct of its office activities on the Premises; its, transportation, storage, handling, use and disposal of any chemical or radioactive or bacteriological or pathological substances or organisms or other hazardous wastes or environmentally dangerous substances or materials or medical waste. Within thirty (30) days of a request by Landlord, which request shall be made not more than once during each period of twelve (12) consecutive months during the Term hereof, unless otherwise requested by any mortgagee of Landlord, Tenant shall furnish Landlord with copies of all such permits which Tenant possesses or has obtained together with a certificate certifying that such permits are all of the permits which Tenant possesses or has obtained with respect to the Premises. Tenant shall be entitled to redact any Confidential Information from the copies of such permits and accompanying certificates of Tenant. Tenant shall promptly give notice to Landlord of any warnings or violations relative to the matters described in this Section 5.1.2 received from any federal, state, or municipal agency or by any court of law and shall promptly cure the conditions causing any such violations. Occupancy and Use. The only person(s) permitted to occupy this Apartment without written approval of Xxxxx Xxxx are those on the Agreement and their minor dependents. This approval may be expressed only on Xxxxx Xxxx’x standard Change of Occupancy form, which must be executed by all persons who are Residents at the time the form is executed, as well as by the new Resident and Xxxxx Xxxx. Upon execution of a Change of Occupancy form, the new Resident will be bound by all the terms of the Agreement. Unless specifically set forth therein, such a change will not release any Resident from obligations under the Occupancy Agreement.

Should Lessor discover unauthorized persons occupying the Premises the Lessee will be charged as additional rent the amount of Three Hundred Dollars ($300) per unauthorized person, payable by the Lessee immediately upon notice. Unless said unauthorized person (s) immediately vacate (s) the Premises, Lessee will be considered to be in default of this Lease Agreement, entitling Lessor to the remedies set forth in this Lease and those available at law or equity. Lessee shall keep the Premises clean and orderly at all times and comply with all sanitary laws, ordinances, rules and regulations of the appropriate governmental authorities affecting the cleanliness, occupancy and preservation of the Premises and the common areas connected thereto during the Lease Term. Should Lessor discover the Premises in unacceptable condition, Lessor at its sole discretion, may determine Lessee to be in default of this Lease Agreement, entitling Lessor to the remedies set forth in this Lease and those available at law or equity. Lessor shall not be liable for any monetary loss or inconvenience if occupancy cannot be delivered to Lessee at the beginning date specified in Item #2 above. Lessor hereby reserves the right to relocate Lessee from the specified unit herein to another unit of the same quality without altering the terms and provisions of this Lease Agreement.
Occupancy and Use. No one other than the Residents listed on the Signature Page of this Lease may occupy the Property without our written approval. We reserve the right to exclude anyone from the Property other than the listed Residents. If you permit anyone on the Property who we have previously excluded, this Lease may be terminated You may only use the Property, its utilities, facilities, and appliances for ordinary and reasonable residential purposes.

Occupancy and Use. The Student must make arrangements with the Office of Student Accounts regarding payment of their term bill in full prior to being issued a room key or moving belongings into the space. Failure to pay the Student account at any time could jeopardize the Student’s ability to reside in University housing. The Student is responsible for the condition of the assigned room and University property within it from the time of key issuance until the time of key return regardless of physical presence of Student and/or their belongings. The Student may not loan any room or building key to anyone else at any time. If the Student is issued an elevator or entry code for any part of a University housing space, the Student may not share that code with anyone at any time. If the Student violates either of these security measures or otherwise jeopardizes the security of any University housing, the Student will be subject to a fine and possible referral to the conduct process. University housing may not be occupied by any other person than the Student named herein; the Student may not allow any other person to occupy or use the room beyond guest policy limits. The Student may not use any University housing for for-profit activities. If any Student occupies a room or residence without authorization any time before or after approved occupancy dates, a fine of $100 per day will be imposed until the space is completely vacated. A room is not considered completely vacated until all belongings are removed and key is returned. Room rates include use of the assigned room and related utilities including gas, water, sewer, electricity, trash, & recycling. Residence Halls and the Xxxxxx/Xxxxxxxx apartments also include WiFi internet access. Excessive use or abuse of these services will result in additional charges to the student account. Pets are not permitted in any campus housing except within those outlined in the Residence Life policies. House and apartment residents wanting to bring in other appliances not already present in their unit (a/c units, laundry machines, additional refrigerators, etc.) must request permission in writing in advance and get approval from Residence Life and Physical Plant prior to bringing the appliance.
