Notices and advertising. If the in- ventory property has a single family dwelling or MFH unit thereon which does not meet DSS standards as de- fined in § 1955.103 of this subpart, but which could meet such standards through the repair or renovation ac- tivities of the future owner, any ‘‘No- xxxx of Real Property For Sale,’’ ‘‘No- xxxx of Sale,’’ or other advertisement used in conjunction with advertising the property for sale must include the following language which is contained in Form RD 1955–44, ‘‘Notice of Resi- dential Occupancy Restriction’’: This property contains a dwelling unit or units which Rural Development has deemed to be inadequate for residential occupancy. The Quitclaim Deed by which this property will be conveyed will contain a covenant re- stricting the residential unit(s) on the prop- erty from being used for residential occu- pancy until the dwelling unit(s) is repaired, renovated or razed. This restriction is im- posed pursuant to section 510(e) of the Hous- ing Act of 1949, as amended, 42 U.S.C. 1480. The property must be repaired and/or ren- ovated as follows:* * For advertisements, the sentence pre- ceding the asterisk may be deleted and re- placed with the following, or similar sen- tence: ‘‘Contact Rural Development (or any real estate broker/name of exclusive broker) for a list of items which must be repaired/ renovated.’’ For notices other than adver- tising, insert those items which are nec- xxxxxx to make the dwelling unit(s) meet DSS standards.   • Signs and Advertising Tenant may, at its own expense, install and operate necessary and appropriate identification signs on the Premises, subject to the approval of Director and the requirements of the TI Guide, including but not limited to, the approval of the number, size, height, location, color and general type and design. Such approval shall be subject to revocation by Director at any time. Without express written consent of Director, Tenant shall not display any advertising, promotional, or informational pamphlets, circulars, brochures or similar materials.
